    Hello all,

    New here. looking for my first home for living under 1Mil budget, with 4Bed minimum. I am keen on getting into good school catchment as i have two boys.

    I am considering Kenmore as my first priority. I may get some old houses. any opinions on Kenmore?
    Any other suburb suggestions?

    I have another idea as well, reduce the budget to 750K and buy in Springfield lakes. Is this a good idea? will have less burden on repayments.

    Rochedale South.

    There are lots of good schools. The budget you have is perfect for the area. It is likely to be a good investment too especially if you get a good land component. $750k houses are possible, less than $1m

    $1.2m Carina/Carina Hts.

    Third option get a fixer, and broaden your search area.

    This is a lifestyle issue rather than an investment choice….

    I recommend the following:
    1. Make a list of issues important to you (regions, schools, transport, distance to work, house style/size, amenities, land size, budget… etc.. etc…)
    2. Rank them 1 to last & note which are essential versus desirable.
    3. Start researching areas that meet all or most of your requirements.

    Only then will the fog start to clear…. FWIW, I’ve done this over the years & it works a treat. It helps to get your priorities straight.

    Thank you. Unfortunately i dont see any good homes in Rochedale south in that budget. May be i should wait for this dust to settle down and increase in supply.

    Kenmore is a great area, particularly with kids. The buses are great for when they’re older, easy access to Indooroopilly.

    Springfield is also fantastic, particularly if you’re near the train.

    Western suburbs are my favourite in Brisbane but it’s all personal choice - are you set on the area? And where do you work? Asking because of traffic/public transport considerations

    I’ve never understood the attraction of Rochedale South. I mean it’s on the highway but it isn’t that nice in my view. Springwood, Daisy Hill, Shailer Park (near the forest) and Cornubia are so much nicer!

    PPOR is very personal.

    For investing Rochedale South has the following attractions....

    Access to Schools, infrastructure, busway
    Proximity to Brisbane
    Ugly duckling to very expensive Rochedale
    Aspect / outlook
    Logan rates/water
    Big blocks

    Those other suburbs are fine, but Rochedale South has very similar for less $$

    The houses are a bit older, but value adding is very easy.

    Kenmore is a lovely area, lot of homes have fireplaces for the cooler winter evenings

    Come on we can't put Rochedale South in the same bracket as Kenmore for schools.

    $1 million budget and good school catchment is tricky however.

    Is 1mil enough to get you a 4 bedder in Kenmore? (possibly yes but on a main road?)
    Wavell Heights catchment (Geebung/Chermside)
    Aspley High School?

    You've probably already researched, but there is a heap happening in that Springfield masterplan. I'd be trying to get into that hub. There's going to be a lot happening, a lot of job opportunities and growth over the coming years, and a lot of great infrastructure to live and grow a family.

    I think understand what you are saying. Kenmore has better school presence than Rochedale south.

    Thank you everyone.
    I work in CBD, but with this WFH becoming new norm, travel times should not be a issue, as i might have to visit 2 days a week.

    i saw some house sold for below 1 mil, closer to school. Not dazzling ones, but decent enough to live without any need of huge renovations.

    Hi,

    I would say:
    - Rochedale South
    - Daisy Hill
    - Springwood.

    You should get a large house on a good size block and also a pool.

    These areas are also getting alot of demand so by the end of the year it should gain at least 15% in value.
