    Hi,

    I am looking to buy my second IP and my budget is up to $380K. I was looking to in Werribee/Wyndham Vale but everything there is $420 plus now (except units). I am looking for an old house with bit of land. You could buy in the area couple of months ago with this budget but it has moved up. I can get into Melton with this budget but it seems bit further away from CBD and lacks in infrastructure at present.
    What do you guys suggest, where can I get into with $380k (looking to hold long term for possible CG in future)?

    If you're set on Melbourne, try Sunbury. It takes as long as Werribee to get to the city, lots of local infrastructure, houses with land, and a gorgeous feel to the place.
