VIC Where to buy with 750K in Melbourne?

    Hi,

    I am a first home buyer, can you please suggest some areas where I can buy with a budget of 750K in Melbourne?

    I would prefer to be somewhere in the eastern side of Melbourne, preferably with 30-35 mins of travel to the CBD.

    You can look around Berwick/Narre Warren areas. With that budget, you will be easily be able to secure something good on decent block size..

    But commute time will be closer to 1hr on train tbh..

    Or can hunt for town houses in and around Mulgrave/Wheelers hill area (little closer to CBD). May not be the best move from investment perspective though ...

    Or rent where you want to live and invest where money works to the best!.

    Comes down to long term goal/strategy you opt I guess ..

    Need to know a few other factors - are you happy to live in a 1BR apartment, what sort of outgoing / maintenance costs are you willing to pay, do you prefer a communal gym/swimming pool to a backyard, do you need a huge backyard, so on....

    As pointed out Mulgrave could be a possibility.. when no traffic you could be in the city in 35 mins by car (during peak hour, you're on the Monash car park).. limited public transport options in Mulgrave

    What other factors are you looking for? Is this a first home as PPOR or IP?

    Go South West, you would get alot of house in Altona Meadows for that money.

    ?? brick californian in heart of canterbury on ~700m2.... for $1.6m ... wish i had money around to take advantage of these 2012 prices!!!

    * house next door on same block size sold 2012 for $1.6

    This one is good. I used to own a unit at 41 Chatham, just 2 blocks down. Walking distance to Chatham station, which is a great line to city and Camberwell/Box Hill. Also walking distance to Mailing Road shopping centre. Not to mention the exclusivity of the location. You are in Canterbury!!

    Wow, how much I regret buying in Perth now!! $2.3k/SQM in Canterbury! With a well-renovated home! My God :eek:

    Berwicks better estates are incredibly undervalued and never went up. 750k would get you into them. Berwick Views, Telford drive, Kramer drive properties were only 100k less 8 years ago. Should be worth over a million in comparison to all the other estates.

    All the 300k homes south of the freeway (and in narre/cranbourne/pakenham) are now 550-650k (incredibly overvalued). 750k will get you into something twice as good and within the actual suburbs of Berwick/Beaconsfield.

    Also 700-1000sqm blocks in real Berwick compared to 230sqm blocks on Clyde rd. The current prices really don't add up

    What's ruined? That makes no sense, bigger blocks closer to amenities and less than the small blocks on clyde?

    Yep. The estates I've mentioned have barely moved and they are the blue chip ones. Edrington is only starting to fetch decent values, Olde Berwick is also not expensive.

    It's the Mansfield/Sweeney estate, Timbarra, Narre Warren/Pakenbourne/Officer areas that are overpriced. They only cost 100k less currently which is absurd. Plenty of houses in Berwick Views and Telford estates selling between 650-750k. On 800sqm blocks.

    Berwick Views (Beaconsfield) is the pick of the bunch to me. Heaps of quality 750k homes.
    Costs the same as the Chase estate and only 200k more than a unit in Pakenham.

    Median $779k, but look at surrounding suburbs much higher, surrounded by million dollar suburbs

    Don't think so, no train line, next to Heidelberg West and no good public schooling options
