    at 250K in frankston north - is really too cheap at that time

    Without having your knack to get in the good estates early and cheap, these days a turnkey 350m land + 17.5sq house bundle 200m from the train station and shops looked great for 360k

    Pretty good? Pretty good?? That's amazing! I would just say don't necessarily expect that level of capital growth all the time. Especially over the next few years

    A little bit off topic, @sash and @Air_Bender, have your IPs in Melton or Werribee been broken into? If yes, how do you guys deal with the situation and tenants?

    If it was and there was damage to my property I'd let my PM take care of it. I've got Building and Landlords insurance and I'd have no problem instructing her to launch a claim.

    My current tenants have 3 dogs and without going into too much detail let me assure you anyone who breaks into the property won't be leaving in a hurry. :D

    To reiterate how fast prices are moving in Melton South I just saw the Domain auction results for the property I posted about a couple of days ago that had a price range of between $309k and $339k. Agent at the time told me that it could go for as high as $350k with the amount of interest they've had. Well, it just sold for $430,500!
    I still think that's a bargain for what you're getting but let me just say that I'm so glad I got in when I did.

    @sash, gotta give you props mate. I didn't even know where Melton was until I saw your posts.

    Yep moving quickly...waiting on a mate who has a 1000sqm property...he has 450k plus expectations...he bought for 200k in 2012.....likely it will crack 500k!

    I reckon it'll crack 500k too considering the lot size. Especially if it's near the train station.

    @sash, I owe you a big thank you ! I was unaware of Melton until I read so many detailed information from your posts talking about Werribbe & Melton.

    I am glad I got in before the prices jumped up so fast in so short time!
