    A decent townhouse in the Viewbank College zone which covers both Banyule and Viewbank Primary costs slightly less 800k. Most recent sales for decent houses in Viewbank and Rosanna, speaking of properties in the zones, have been 950k+. There were opportunities in the small part of Yallambie that is in the zone, but they are also getting a bit pricey.

    I had been monitoring the area from Sep 18 to June 19 and almost pulled the plug on a number of occassions between Mar 19 to June 19. During that period, you can get a really good house 3-4 beds 2 bath 2 car in the area for $900k-$1mil or even less.

    We fell in love with this one but it was slightly over our budget. Beautiful home with full of characters.

    Now you need to pay 10% more. A remarkable change. At the end, decided to buy in another area due to Mrs's preference even though I really love the leafy quiet streets in Viewbank.

    Just thought to reply to this as am from north east too.

    Banyule definitely stands out.

    However there are three schools in Greensborough now at par with Viewbank Primary. They are Apollo, Greenhills, and Watsonia Heights

    yes, they are decent from what I have heard. I should clarify, I meant viewbank college not viewbank primary school.

    FWIW, OP, no point looking in Rosanna or Heidelberg with your budget, unless you are happy with a townhouse. But you should be able to get a nice house in a big block in Eltham and maybe an older one in Montmorency.

    Going by the score, Eltham East Primary is at par with Banyule. Montmorency South Primary is good too!

    Where to buy with almost a mil?
    Simple...it must be brisbane.

    Update:
    Have been going to Bundoora, Rossana, Macloed and Viewbank for inspections and the suburbs look good so far. Plus are train stations and public transport connectivity. Will be going to a few auctions soon.

    Visited an auction in Cheltenham just to spectate and an older house (needs some TLC) went from expected 860-900k and sold at $1060k.

    As you can see, I am still a bit indecisive on the suburb, but will be doing rounds of open homes and spectating auctions to get a feel of the price and demographic of people I am competing with.

    Any suggestions welcome.

    Bundoora, Rossana, Macloed and Viewbank are all good. You can stretch to some pocket of Greensborough too. Make sure you check the North-East link project. The market in the area is currently drive by OO. Account for 20% more of what listed, doesn`t matter what the REA says.

    Check out Montmorency and Briar Hill, both just a bit east of Bundoora/Macleod.

    Not sure if it is. I am after a house on a bigger component of land. I saw a few good houses listed around that prices. It may sell for more than listed price though as Luca mentioned above.

    Thanks hdb. I am trying to gauge the pros and cons of the northern suburbs mentioned to the South eastern surrounds of Cheltenham.
    Initial days tells me the Cheltenham surrounds will be more expensive

    People will pay a premium for location, you won't get a house in the good parts of Rosanna or Heidelberg for less than 1.2

    Any feedback on the Macleod college? Also, which one would you chose between Macleod and Greensborough?
