    Where I would buy may not necessarily be a good investment.
    However all I can say about Tassie is that the most important thing is location location location.

    was tempted by this one a couple of years ago

    it was just over 200 from what I remember . A bolt hole in case the world went to ....

    We have a couple in Launceston . Houses split in to three units . One in south and one in west Launceston .

    Were looking at Invermay but could find the right property .

    Hobart’s well into its boom . I know launceston’s moved , just not sure how much .

    I love properties like the one you’ve posted, think it would be an amazing escape place for a few weeks every year.
    I do wonder if this sort of thing could stack up Airbnb wise, probably know you’d be better off just renting a place for when you want a break.

    interesting you mention air bnb . I saw an article on someone doing air bnb in that area and they were totally booked out .

    I’d be wary about doing it unless you were a local . Small communities see some outsider making lots of money . Might be resentment , difficult getting things done etc .

    we’ve seen similar things in around our weekender 2 hours out of Sydney . House next to ours sold and is being used as Airbnb . Locals are tired of the interruption to their peaceful lifestyle and some people who would help out if they needed something done are ‘ busy ‘ so the owners seem to be making more trips up to change things over ....

    you got an Airbnb in Arthur river and live pretty well any where else , it’s a long trip .

    you’d want very good support services in place of you weren’t local and I’d be surprised if that’s easily available and reliable year round .

    Just bought an off the plan 2 bed 1 bath villa in Sorell. Lovely place. 342 purchase price valued at 380 on settlement. Hot market over there.

    Too late in most places. Devonport might still have some growth left. Everywhere else has almost doubled…

    You can still get cheap land on east at lake leake, Ross, Gladstone, mathinna.

    Just some local knowledge, be aware of Howrah, the new homes section of Howrah is more Rokeby than Howrah, including being school zoned for Rokeby, which is a major step down from the local Howrah school and will put off a lot of families.

    I just bought 20 acres in Strahan, with accommodation.In the process of sub dividing the block into 2 separate 10 acre blocks, the vacant one i am going to build a tiny home.will post more about it in the next few months.
    Just a word of warning to buying real estate in Tasmania,it really is a long way behind the mainland,vendor statements etc do not exist,the real estate industry here really needs a good shake up, and the government need to update their legislation.

    I'd be spending my money on an IP in Devonport if I had any and use as AirBNB. All those families taking the day ferry from Geelong and needing a first night stay before embarking on their holiday.
