NSW Where to buy in Sydney west under 800k?

    Just wanted to get a general opinion/idea from knowledgeable community mates to buy a house under 800k preferably in Sydney West suburbs?

    New to property market.
    1) Wanted to buy a house for PPOR but with investment in mind
    2) Does not have to be a shiny new house but should have a decent land size
    3) Preferable with a good school and safe/good community around.

    It might be asking too much for the price but I'm willing to take a shot.
    Any suggestion is highly appreciated.

    I would look at Pendle Hill, Toongabbie, Seven Hills, Blacktown

    Won't be a flashy house, however you will get the land >575sqm and ideall 600sqm plus.

    A number of our clients are buying in the region. Shows the convenience factor and long term attraction to the region.

    As per Sydney’s Most Criminal Suburbs Have Been Revealed, Blacktown has one of the highest rate of crimes, how is it a good buy for PPOR?

    Depends on your affordability. And how you feel about the area. South Blacktown has a better reputation.

    Look at Quakers hill. Mostly owner occupied. Good size blocks mostly over 500 sqms decent but not shiny houses. 4 good schools with nice community spirit and it's a mix community.

    Look preferably on the newer side of Quakers hill or around 1 to 1.5 kms to the station on the old side.

    I'd follow what the @Property Twins said. I'd look around that area. My reason: at some point in time most people spend some time working in the city or going to uni near the city. Those suburbs give pretty good city accessibility.

    Only problem - Seven Hills is just over 35km from Town Hall. Which means if you travel Seven Hills to Town Hall by train the train fare jumps. Just an observation worth knowing.

    Why not wait a bit longer and see how the individual suburbs perform? Sydney is cooling down. Some suburbs faster than others.

    Greystanes & South Wentworthville. Older houses on decent sized blocks, good proximity to Parramatta.

    yes, but if one is working in the city, travelling would be a pain from there.

    If train is needed, then look at areas along the train line.

    M2 buses might be an acceptable alternative to trains dependant on where u need to go in the city though 800k is a stretch to get anything with access to those buses

    M2 is a bit further away from South Wentworthville and Greystanes. I understand most people drive to one of the train stations.

    And I think you'd be pushing it to get something under 800k in greystanes anyway. The only stock selling that low are on very small lots or strata.
    I'd be going to the other side of the Highway to Prospect for that budget.

    Check out St Clair too. A bit further out but is a popular suburb for owner occupiers.

    If you are going that far might as well just go to penrith. South penrith, jamisontown and Glenmore park (somewhere with good access out of the estate) are all respectable areas Jamo and south penrith short drive to station with good parking and 1 hour train to central also good access to M4. Some excellent private schools in the area (may be hard to get into) and a selective high school.
