where to buy an investment property?

    Wondering where is a good place to buy an investment property. Have a budget of $450K with a plan to rent out for approximately 10 years then sell to fund retirement

    Probably somewhere in SE Qld or Adelaide... Plenty of threads/opinions on here about which suburbs/areas people are looking into.

    Rather than asking "where" you need more specific accounting and legal advice first.
    In what entity? personal or trust or SMSF etc
    What are the CGT ramifications of each?
    Asset protection considerations?
    Will it be negatively geared? For how long?
    What is your budget for reno / mtce for the 10 year hold period?
    What is your back up plan if you don't see the growth you are after? What if it takes 12 yrs to grow enough? What growth will you be happy with?
    ......and so on.

    These are all very relevant points.
    I know what your saying and we don't know if OP has considered your points..
    However without a good asset what use is any structure. A dud property in a sound structure is still a dud property.

    Asset selection is key.
    Legal and accountanting are secondary.
    Like I tell my clients, you don't go into wealth creation to get a tax deduction, tax benefits are a peripheral benefit, if you can call them that even.

    I honestly don't know how these people stay in business. I've seen some areas swing wildly from month to month in these reports.
