    Mine was 150k, 3 bed freestanding brick veneer house. Search "Cheapie Reno" on here and you'll find it

    Correct....but it was in the inner city less than 25 klms.

    There was very little movement in the Outer Northwest, West and Southeast now they are moving better than Brissie. Geeloing is now also moving....

    I'd go for a full freestanding house rather than townhouse. I just think in the long run it will be worth more than a townhouse and any extra you pay now for the extra land and flexibility won't be a waste of money.

    I have heard that 7% yield with hope of long term CG is possible in Smithfield plains,is it true?

    CG is very slow. For mine, the gross yield is now 9% of purchase price (after 3 years), but when there's maintenance, that chews up a lot of it. Net yield is about 5% before interest.

    Of course that assumes the tenants pay their rent ;) which they do, sometimes!

    Having a decent quality property + decent quality marketing = attracts decent quality tenants. Most people will skip 1 or both and wonder why it keeps attracting headaches.

    Yours isnt too bad - most of the time ;)

    He wrote that in 2016 so I suspect his 6-12 month prediction was a bit short. I do believe there's been more positive indicators lately there.

    Yes. Interesting reading predictions from 3 years ago. So many posters were correct. Some "experts" still share that view. Others are hoping for an increase from 6 months on in Perth others still 12 months.

    Bought in Perth last year and probably should have held off for a while longer but it’s easy to kick yourself after the event. At least I’m in now and will get to ride to whole recovery wave or shallow incline whichever it may be :rolleyes:.

    On the plus side vacancy rates heading in the right direction and I even got a modest rent increase after 12 months.

    Opportunities now in Geelong (another 18 months or so), Adelaide, and Brisbane....and Perth if you are looking out about 4-5 years.

    Yes, I most definitely out of the Perth market in 2016 and still say its a NO GO today, its way too early to be jumping into this market for a buy and hold. I believe rents are starting to stabilise and quality properties inner city are selling, but they still are not at 2007 prices, when Perth market peaked. So these properties are still price sensitive when selling.

    The only time I will start looking at buying in Perth is when I actually see prices rising and stock reducing. Could be some time off yet me thinks
