VIC where to buy 1st IP for 650-750k at mid ring melbourne?

    I am planning to buy my first investment property :), i have read few of the previous thread, but realized the property price is moving very fast o_O, so apologized if this question been asked million times before.

    I can only afford to buy around 700k and may pushed to buy 750k max.

    I am still try to decide an ideal ~15km mid ring suburb/area and property type (house/townhouse/villa unit) for capital growth. However, I would also need the IP to be relatively easy to rent out to cover the holding cost, which i prefer walking distance to train station.

    Any advice, suggestion and discussion are welcome. Thanks !!!! :p:D
