Where is line between tenant and landlord for garden?

    Im currently learning difference between mowing and weeding. I pay about $900pa for gardening of a duplex in Bris. Have wily old tenant who said would do gardening of the small shared garden if we didn't put up her rent. But after agreed she now says it excludes weeding. So my PM is now getting qoute for gardener to do weeding! Are we being played a bit?

    Yes!
    What else would be required besides weeding??? I reckon 90% of gardening is weeding.

    We also had a tenant negotiate my brother down when I'd increased the rent. This couple were really painful, whining about things that were ridiculous. Some things they requested we agreed to and installed security grills knowing they would be a plus for the next tenant for added security.

    They wanted us to remove the ants from the front grass.:eek:

    We paid for a treatment once to shut them up, knowing ants would come back. (Our trusted pestman didn't charge us for this, as he knew it would not work. Nice man.)

    But we wanted some peace from the endless silly requests.

    Can you trim this tree, but leave that particular branch because my cat likes to sleep on that branch, etc, etc.

    I had put up the rent hoping they'd move on. She negotiated with my brother (whose business is mowing) that she would do the weeding in the rent stayed the same. No way would I have let her get away with that, but he agreed. :mad:

    Then when he next did the yard she had the audacity to complain to him that the weeds were getting out of hand in the garden. He had to remind her that she'd negotiated with him to do this in exchange for no rent increase. :rolleyes:

    The day they moved on we celebrated.

    From what I have read, each time, sorry, it is a no from me....

    Not only that, a good PM will be onto them for normal garden presentation, is part of renting a house I am afraid.....

    This is not even a topic for a tenant to doscus in a strata situation.....if it is not strata, then same rules apply as for house.

    It's not Strata, more of a house with legal separate unit and shared backyard. Does presented a few issues

    So many tenants walk in and "love" a property/house, with all the space, gardens and privacy........
    A month later when the garden requires "maintaining" they don't want to know about it:eek:
    As a landlord I EXPECT THE GARDENS TO BE MAINTAINED o_O
    Sure, big trees are the owners responsibility :(
    But that Muraya hedge definitely requires regular trimming :oops:
    Or as a minimum to be in the same condition as when leased :p
    Gardens aren't carpet :confused:
    Show me "wear and tear" in a garden :rolleyes:
    Some people belong in high rises :mad:

    I'm surprised to see so many of you think tenants should only be responsible for mowing. I thought I was about as liberal as it got and I still think tenants should be responsible for ANY gardening that doesn't require a step-ladder- especially something as simple as weeding!
