Where do I Open Next Branch of Certus? Ipswich, Cairns or......

    Hi All

    So Noosa is being fitted out this coming week, starts trading and is already doing so much work it is time to look at the next location.

    What Certus does really well is build relationships with agents, mortgage brokers etc. And we have done really well when we go into areas outside of CBD locations. Strangely enough so many lawyers treat other property professionals poorly and we find it very easy to go into an area and develop referral relationships fast. There are people in Sydney who do this well, as there are in Brisbane. But we find the other areas have been far quicker growth than when we opened in the Capitals.

    At the moment we would settle properties in Cairns everyday, sometimes multiple times a day, even without an office there. Ipswich would only be a couple of times a week.

    A big part of it will be finding the right lawyer to employ in the area to go out and meet other property professionals but there are other factors. We intend to work our way through the major regional areas of QLD.

    I would love to hear people's thoughts on where we go and why.

    Ipswich is already close to Brisbane; not that it matters as you are settling remote deals in Cairns already. Ipswich may also be more sensitive on price and might attract difficult clients. On the purchasing side most of the people who buy investments would be used to not having a very local lawyer working the settlement anyway. Stereotypically however the local Ipswich owner occupier buy may tend to be a little more naïve and require more involved interaction Maybe focus on finding the right person in Cairns by seeking other property related professionals such as rea's and BA's and mortgage brokers to provide their recommendations on suitable candidates. If you are working your way at expanding regionally then Toowoomba would be a worthwhile foray, assuming you're not already there. Then gradually work your way up the coast in the key regional hubs. I think other property related stakeholders are your key to gaining a decent referral to lawyers who may be suitable to put on a shortlist to meet and interview and consider getting involved in your expansion plans.

    Is Townsville a better option than Cairns? Can pick up Mackay, Cairns, Airlie Beach, Ingham, Charters Towers and further out to Hughendon & Mt Isa. Cairns is a little more restricted in its reach and more remote - too few sales on Bathurst Island and further north.

    Toowoomba is definitely on the list, we actually do more settlements in Toowoomba than Ipswich at the moment. It has a large feeder area too. Might go for a drive and have a look.

    Might not be a bad idea considering we already have some volume in Cairns but not much in Townsville.

    Toowoomba and Cairns, go where the work is and population base if you include surrounding areas.
    Whether the market is booming or depressed plenty of properties change hands in Cairns, Port Douglas and surrounds as you would know. The population is more transient.
    There would also be an opportunity to pick up work from Atherton, Mareeba, the Tablelands and Cape York.

    Towny appears to have a larger industry base (Uni, Airport, Airforce, Casino/Tourism) as well as constant expansion of residential estates vs Cairns which has an airport, casino & tourism.

    Even though it is 300km from Cairns, you're currently handling it from Brisbane (a little further away).

    Maybe go the other way,and try Nth Nsw target Bryon Bay,that entire area has a very demand for your line of work,Bryon Bay is central too a 250 klm's business radius,legal people are always remembered for their best hassle free work,real estate people only for their worst mistakes..
