Where can I add one more room? (Ideas needed)

    Where can we add one more room? First time doing this since we find our home needing one more room for my brother in law.

    Our floorplan:

    If we turn the patio into an extra room, we have no entrance door to the backyard = extra cost for door?

    Or we should turn the garage ? But then we need to build a garage lol

    Do you have a plan of the site showing the land around the house as well as the house?

    What is your budget?

    How long will the brother-in-law be staying?

    Make the room which says 'living room' a small bedroom, knock down the nib wall to the kitchen from the entry to allow it. Reposition the kitchen against dining area outer wall (where the windows are)...single line kitchen with island. Leave the patio alone. Smaller living room but unless you want to spend on an extension....

    I will get the site plan and upload here earlier.

    Our budget is uncertain. But overall goal is spend little to move the walls , to give one room for my brother in law who will stay quite long,

    And to increase the value of our house instead of destroying it..!

    Is your patio a flat roof patio or uses the roof that the rest of the house does?

    If it's like an alfresco and under main roof then I would enclose that and turn it into a dining room, turning the dining area into the living room and put the required 4th bedroom into the front living room.

    That enclosed front room will then by quite multi purpose - 4th bedroom or theatre or extra living room or home office etc
