When terminating a managing agent agreement

    What do i need to state in the letter?

    I am thinking of:
    1. Property address
    2. Date the letter
    3. Date to collect the keys and documents. Do i need to specify what documents?

    How do I ask for an acknowledgement that they have received my notice (my emails are usually responded to from them many days after I have sent it)?

    If i sent it only to receive the acknowledgement 3 days later, my notice period still starts from the date i sent it right?

    Do i ask them to inform the tennants of the change? Because i don't think the new agent can contact the tenants while under the old agents care.

    If the notice period is say 30 days, when do i start counting the 30 days. If i issue the notice on 1/10/18 - do i collect the stuff on 30/10/18, 31/10/18 or 1/11/18? When does the new agent let the tenants know of the switch over - is it on the date?

    If you're switching PM's just let your new PM take care of it they will do everything for you :)

    They told me I have to give notice. They will do the rest.

    My new agent gave me a pre formatted word document to sign, and a pre formatted email to send the attachment in. Perhaps your new one will too?

    My expectations for property managers are at rock bottom at the moment. I’ve called to ask them what I need to put in the termination letter today and the fact they didn’t offer me a template leaves me to believe they don’t have one.

    Can someone please tell me how to calculate the notice period. In my example, which three dates is the right one? I forgot to ask them today

    Why would they have one? Just email them and say you no longer require their services and xyz agency will be in contact soon to arrange file collection.

    Dont make a school project out of it :)

    inclusive of that day? In my example, I am good to collect my stuff on the 31/10?

    Dear Giraffez,
    I would be a little concerned that your new PM wont even give you a draft 'Dear John' letter?
    Make them work for you

    My new agent has told me that they won't reach out to the tenants until handover day as @Tom Rivera indicated. Do i need to reach out to the tenants myself to let them know I'm changing over?

    Since I have terminated my existing agent under bad terms, do I collect the files myself or get the new agent to expecting they will probably bad mouth me to the new agent?

    I don't get why the new PMs won't get in touch with the tenants now before the date of changeover - what's the point of that? I think you should let them know whats happening if your new PMs aren't.

    Hi giraffez, just call you're current PM, "Hi there I'm the Owner of <blah>, I'm coming to collect my property files and keys, please have them ready for me to collect at <blah>". ……….You walk in and collect them then hand over to your new agent. This is not complicated stuff. The only reason an outgoing agent will make this difficult is perceived fear of not getting paid their commission on rent collection during the termination period, that is the only reason, so you simply say send me a invoice for the remaining commission owed or happy to settle up now and then throw your lunch money at them. It's normal for the new PM not to do anything until they've received all the files, most importantly, the lease and the tenant ledger so they know where the tenancy is paid up to and can create the property, owner and tenant files in their system etc.

    lol....your new PM already palming off an every day task ? ......

    insist they supply you with a draft letter....and insist they word it in wording they find non offensive,,,,,,,for when you need to send them a copy ;-)
