When is a good time to list my property in January?

    Hi

    I'm looking to sell my property in Melbourne in January and wondering when is a good time to start the listing.

    Info
    3bd house so I'm wondering if school holidays comes into it and if so what does that mean.
    School is back Jan 27
    My solicitor is away until Jan 13 and won't do settlements until 20th.
    My tenant's lease ends Jan 30

    Thanks for any help and info.

    Speak to the 3 of the largest agents in the area and ask them.

    I suspect Jan will be a very quiet month and most agencies don't get their sales dept under way until Feb...... don't expect a queue of buyers.

    I wouldn't market to sell in Jan unless I absolutely had to. Wait till Feb if you can.

    Jan can be ok because it's not normally the time of the year when people would launch a property , hence very few places come on the market .

    Where as people sit back over Christmas and it's a time for reflection , mmmm , Maybe we should look for that new PPOR / IP and they look on the internet and see your place and decide to check it out so potentially people looking at places

    Feb , start of the new school term , busier , more places coming on the market , more competition

    In fact we're putting a place on the market in Jan . Will let you know how it goes .

    I am targeting one for late Feb depending how quickly I can get it fixed up...with the FHB grant...it should get very interesting.

    We had success listing a property in early January. There is usually not much action at that time and buyers have little to choose from. Many want to be sure of a property to enrol kids in school for the next year.

    Selling takes time. You need your selling campaign and I suspect a contract drawn up. It may be Feb by the time that's all in place.

    That's why you have it already to go before Christmas.

    Otherwise it doesn't get on the market until late Jan / Feb , hence there is little coming on the market at the start , but as I suggested , possible a few buyers .

    If it were me I would wait another week. You want to have potentially the most amount of people around to view your place and most amount of potentials to buy.

    It depends on how hot your market currently is. In my suburb if the right property comes on the market it sells straight away as supply is very limited.

    Tenant is already leaving end of January 30th so yes if selling in February it will be vacant possession

    If you want your first open to be 1 Feb you will need photos before that. Will the tenants be cooperative and have the place looking presentable? If so and their stuff looks reasonable you could get the photos taken while they are still in possession. Otherwise you may want to wait and get the photos taken after they vacate, though then the property will be empty. Or do you have existing photos you plan to use?
    If they vacate on 30 Jan and your first open is 1 Feb there is not much time to clean or address any issues after they vacate, though this may not be an issue depending on the tenants.

    I have existing photos and likely to wait another week as @Sackie suggested so that will give us an extra week if we need it.

    If your selling, make sure you have professional photos showing your place in the best way possible.

    I would also seriously consider staging the property.

    IMHO, empty properties are great for buyers, not sellers

    Agree, it's a must for me. Even lower end price point properties I stage. Many buyers just need help visualising how the space could be used. And if done right, can totally transform an ugly interior to something very inviting.
