    Interesting stats on our PC participants and their educated guesstimates:
    mean $553k
    median $538k
    standard deviation $57k​
    At an estimated sale of $500k, it's within 1 std deviation or 68% chance assuming a normal distribution.

    Taking out the top 2 and bottom 2, mean=$539k, sd=$28k, so still within the 1sd.

    which means if you take out the outliers, precision is pretty good :)

    I'm not sure about anyone else, but I really just took a wild (uneducated about that suburb) guess. I guess the vendor would have liked me to bid up to my guess today :D:eek:.

    surprised at this. Its worth 500k min. Likely there will be a deal made post auction.

    Vendor wants 500k+, it's not worth over 500k.

    It's worth what someone's willing to pay I guess.

    My place settles next week. Without comparables it was tough to get a great price but i can see it's on the move

    Interesting article. Great suburb but they could’ve used a better example for making a profit. $500k purchase + $100k Reno + stamp duty + selling costs. And did he include his own labour? Can’t see much profit there at all!

    Yep I think the example is not a great one but just interesting take on Chermside in general. I've always liked the suburb too.

    Take into consideration holding costs and he definitely made a loss. There's probably not a better example.

    He would have been better off spending his weekends working as a handyman.
