    I think itll be passed in or go for a lower price.
    Seems middle of suburb property with no direct express public transport t o cbd. Dunno maybe those more familiar can advise more.

    If it is in fact close enough to the commercial to subdivide into 300sq lots then I'd say 725k. Otherwise around the 600k mark.

    Thats a big difference 600 to 725.
    Hence the importance of localtion even within the same suburb.

    lots of apt & townhouses in the area now, may need sometime to absorb those. do you want to develop in this area?? land rarer but not much happening with non development blocks selling in mid 500s. I would say 680k.

    Hopefully a huge amount given its 700m from my house.
    Still a lot of public housing in that pocket but lots of quite nice renos being done on the ones that people have bought or that were never public housing actually some of the renovations when I look at them I feel are quite nice considering they're on Newman Road which is a relatively busy Road. Maybe slightly moreso on the Wavell Heights side of Newman road. Long term I think that is a great pocket because you have access to the buses which use the busway to the city and you have access to everything at Chermside it's basically 5 minute walk to Brisbane satellite CBD on the north side. new Chermside Library and business centre is under construction you have quite a reasonable public pool just there. I think it's a pretty well positioned piece of land.

    This will be a hard one to call, nice choice. It's a brick house on a good size block in a decent location with good frontage. Needs renovating. Could appeal to quite a few markets and I would definitely be taking it to auction if it was my place. I'm going to say 585k but I won't be surprised if it goes higher.

    Also there is something a little unusual about this sale I have uncovered. Not sure if it will affect price but my lips are sealed. :D

    Often in Chinese texting, when someone wants to convey 'crying' they will type 555...translated 'wu wu wu'...onomatopoeia for English wah wah wah....lol
