    We've just moved into our new ppor in Grange. Wilston/Grange for me is the best pocket in Brisbane :p. Wilston catchment is as good as it gets for schools. There's the train line, plenty of shopping, cafes with not a hipster in site. There is the kedron brooke which is great for running/cycling and off leash dog areas. I can drive to work in the valley in 5 mins (10 in peak hour).

    It's not cheap. I can't see any reason for huge cg.. Just slow and steady.

    For the subject house, the price can be very subjective.. Being ppor territory, it's purely how much the buyer likes the Reno and can see how the family will suit the house. 600sqm is pretty standard for the area. Would need to walk through the house and see the yard and the surrounding street.

    My guess is $1,050k

    Slow growth over the last 10 years. Sold twice. Seems to be an area with solid fundamentals. About 7ish km from city. In decent proximity to station. Straight line boundaries albeit sloping backwards. City views from back deck. Largely unimproved since last sale in 2009. There is a reasonable disparity in block sizes in this area. This being roughly in the middle.

    I feel this could go high for an emotional PPOR. But not ridiculously high as there are better properties on bigger blocks at similar estimated price points. My bid is $945k.

    Didnt you hear? Brisbane is the new Sydney. A country town no more. The people are no longer hicks like they used to be; they are a sophisticated bunch thesedays :p
    ...and sydney is expensive so...brisbane has to be as well.:)

    Nice areas. Alderley has some main road parts obviously. Grange and Windsor and pretty green suburbs with no lo rise around really.
    Newmarket has moved a bit as well.

    Passed in at auction with highest bid of $945,000. Sell later for $975k. That's my crazy prediction

    Traffic is terrible in Sydney, train are faster....

    and by the way, you can buy $1.5M house and still need to catch a bus/ ferry :) Ferry option might be more expensive

    Lovely outlook and I don't mind the renovation BUT (as per @bob shovel 's comments) it doesn't quite look as well finished or functional as the photos suggest. Would definitely have to have a walk through.

    Layout could be a deal breaker for families with younger children? (bedrooms all downstairs away from the main). The tiny carport is another issue for the health focused/outdoor enthusiasts. Looks like there is little to no storage for a 5 bedroom home that is going to be packed to the rafters; boat, kayaks, surfboards/kiting gear, bicycles, camping gear, extra vehicles belonging to grown up children living downstairs...

    Having an interest in the area (Newmarket-Wilston), similar properties have been either passed in or on the market for 90+ days. I'm calling high 8's eventually, but bidding will not meet vendor expectation at auction.
