    Please don't misinterpret it, I'm hoping to learn about Alderley. I don't at all mean it as a dig.
    I know NOTHING about it. I've heard of Grange and have friends there, and I believe its expensive.
    I'm hoping to hear about distance to CBD, infrastructure, recent trends, why he might be interested in the suburb ...

    My price is based on:

    Presumed distance to CBD
    Professional photos causing excitement/Well presented property
    SQM sold prices/m2

    And looking at sold properties, there is a complete spread from 5s to 1.5m so difficult to pin down without delving into the street level.

    The reason I picked this property in Alderley was to level the playing field a bit. This isn't a hotspot that half the forum are currently looking at. I doubt anyone here would of done a walk through or even noticed this place for sale. Sure it may not be ideal for "investment" purposes but it's still an auction in a suburb very little will know anything about.

    A good test of research skills

    Rp data gives it a broad CMA of 755-921k. had a look at some new stock, easily over the mil mark. Will be interesting to see what this goes for.

    64.5m to 60m, sloping away from the street according to elevation maps. That's probably the reason they don't have a nice front façade pic.

    Somewhere different, good, I've got no idea atm but will have a look. It's a bit better than the stuff I normally look at but will enjoy looking into it.
    I know Everton Park a little bit but that's it for the middle/inner northside.

    Hmm, plenty of room, renovated, decent size block - and most importantly staggering distance to the 'Drunk and Dis-Alderley' (The Alderley Arms). Last one I looked at there ages ago was older, on a small block and on the main road for <>$650k.
    This one's for all the marbles, I'll need to sleep on it.

    For the Brisbane bulls.... what's the consensus on middle ring Northern suburbs like Alderley, and surrounding suburbs like Grange, Windsor etc?

    Good bets..althouh already expensive . Realestate.com.au shows windsor median at over 780k.., grange 887k...this is a fair bit for brisbane.
    Long term fundamentals are very sound..i woyldnt expect huge price increases in the short term with a high base rather there will be moderate increases even in the short term due primarily to its locations. Accessibility to public transport and amenities makes a big difference.

    The whole of seq is a hot spot and is geting mentioned a fair bit- north , south, east and bayside, logan, even gc.
    Im surprised why west isnt getting talked about more eg kenmore, chapel hill etc.
