NSW What's your experience with Wagga Wagga?

    Im going back 10 years maybe a little more but there used to be a Real Estate agent in Wagga who worked for himself, had a receptionist but he had his own name ? Is he still there? He reminded me of that old Detective show Bluey, i ince rang him up and he was at Wagga races.

    Glad to hear you're settling in. It's interesting to hear your thoughts on Fitzpatricks. They manage our Turvey Park house and Ive been very happy with them - thats from a landlord perspective though, maybe tenants don't find them as accommodating. We purchased through Hooker. They did a terrible job for the vendor, but it made me happy! I'd never sell through them tho.

    Guys, I currently have PRD Nationwide as my PM (Investor here just to be clear), have had them for a while...they're ok most of the time but when it counts i find I have to chase them up...a lot. Does anyone have any good recommendations? Have any of the current ones changed? @TerryN @WattleIdo @Allgood @TMNT

    Hi @MorganHB . I'm a tenant through Kitson and I have to say I do like them. They're generally pleasant to me but I have found they'll err on the side of the landlord in matters such as tree pruning and access to property (which made me very annoyed at the time). I think the landlord's just a ⛏⛏ though. Not really PM's fault. I'd probably try them out if I had a property here.

    property prices in TOLLAND seem to be going down.
    I saw on the News the other night a large brawl in TOY PLACE,TOLLAND and these houses are adveretised for 120k on the internet.

    I used to live and work in Wagga. My line of work back then allowed me to work closely with most of the real estate agents in the town. Lovely bunch of people for the most part, but sorry to say, you're not likely to find any better than you've got.

    Those of you with IP'S in Ashmont ,is it any better lately for you?
    i do notice a slight increase in prices.

    is Wagga Wagga generally increasing in prices?

    there doesnt seem to be much happening there though?

    Not really. The fho bonus haven't done much to uplift prices. Some of the higher asking prices property sit on the market for years. Maybe Im lucky but I've had very few Tennant problems recently. Just one other huge problem which I won't say due to personal reasons

    I see the prices going down in Toy Place Tolland now to 79k if anyone is interested in very cheap investment properties,it could be a starter for someone wanting to get in the door.
    Both 3 bedroom houses !

    12 Toy Place Tolland NSW 79k
    13 Toy Place 89k rental potential they say is $180 per week

    Central Wagga hasn't done too badly recently. It's not Sydney but it's positive....

    Some regionals are crackers....others are duds, you can tell pretty easily, if you look enough and deep enough.

    I sort of agree with you but like in waggas case.
    And from personal experience. The overall city is fine but there are some dud areas within.
    And yes a rising tide lifts all boats....
    I know im contradicting myself

    I thought that was self explanatory & would be obvious.....

    Some towns, small or large, can be flat, and, or, have poor return. If a bunch of properties are largely selling for same as last sale price, then the area, or maybe whole place has been pretty flat.

    Others have had great growth and it is easy to see.

    Many times they do go in cycles, sometimes you can see the cycle of flat period then sudden growth.

    Then, in small and large towns, you have areas and streets which are varying levels of desirability, or types of houses and blocks, like in the large cities.

    I have looked at a lot of regional areas away from the coast, if you do the numbers, some are not worth going near, and some are good, and there can be many factors. You have to really get to know a place as much as you can.

    Most of the things that apply to a capital also apply to elsewhere, poor CG coupled with a not so great return is not much chop, you also cant generalise or know all towns in a state, they are not the same.

    some areas are increasing in value,although not selling fast.
