What's the progress of building a Granny Flat in Brisbane?

    Can anyone advise what's the process of building a Granny Flat in Brisbane at the back of your existing PPoR?

    Something modern and stands the test of time.

    Any recommendations for builders? or companies that do this?

    Access to the back of the house is pretty limited, narrow path side of the house only 2.5 meters wide.

    The land isn't very flat as well, is this an issue?

    There is alot of space however.

    I don’t think Brisbane allows it. Logan does.

    Access to the rear yard is required for construction machinery. Otherwise you need to crane it in..... and out. Land sloping to the rear is a problem for stormwater disposal unless you can tap into a neighboring property’s pipe for which you may have to pay. Otherwise you would need to construct an absorbtion pit.

    Loophole was closed last year. I can sort of get one through now but it has hairs on it. You would need to share laundry between the front house and GF, GF can't have a full kitchen.

    what's the difference between a Full Kitchen and a GF Kitchen? I'm ok with sharing laundry.

    If the way to make it compliant is that it doesn't have all the features of a full dwelling. I would assume that it would need something more like a kitchenette/wet bar. More like what you'd find in a hotel. So no oven but you could put in a microwave after any inspections - it would probably just be a fridge, cabinetry and a small sink - no cooking appliances.

    Could you please clarify what loophole was closed? I'm not aware of any amendment to the city plan, as it still allows an 80sqm secondary dwelling. Or was there some sort of determination on the whole 'single household' requirement?

    You need to look at Rooming Accom in both code and definition. Different changes at different times.

    A kitchen has to have a hard wired appliance, either stove top or oven etc. A bench with a sink in it that a tenant puts a plug in double hotplate and a combination microwave/convection oven is not a kitchen.

    City Plan 2014 on pdonline.brisbane.qld.gov.au

    Secondary dwellings must be used by the same household as the primary dwelling. That means they must share the common necessities of life - eg food.
