Whats the norm?

    Once current tenant gives 28 days notice and the PM has about a month to find new tenant, how many inspections do they conduct each week?
    Is it once a week or at least twice(one on weekday and one on weekend)?

    Many will do only once a week, citing a reason that this makes it fair to all their landlords. It is important to check how many opens they will do and whether they will offer private inspections to those that are unable to attend the public opens. If you have a vacancy you want the PM showing people through if needs be.

    During a vacancy, I would expect at least two public opens plus private inspections each week if needs be.

    There is no set rule, other than "as many times as it is reasonable to do so" and as long as it is within the last 14 days of the tenancy (with proper notice period, between certain times etc). Now what is reasonable and how often will depend on the property, the state of the market, how much interest there is, the upkeep of the property, and the various strategies each PM utilises.

    The one thing I would say, is that more and early is not necessarily better. As an example, you wouldn't want to burn your leads early in the campaign when the property isn't looking its best (whilst tenants are moving out) and you may be better off instead of having lots of private inspections, to have them all attending one opening.

    Which state is the property in? Look up the rules for your state.

    Property is in Victoria. I will research a bit more into rules for VIC.

    Victoria- you can only show the house to prospective tenant in the last 14 days of the tenancy. If your tenant is reasonable, your pm will book it in with them, no problems. If your tenant is difficult (your pm will likely know) they will have to issue a notice of entry (registered post, 7 days before the open so it’s deemed served unless they have agreed to electronic service of notices, then 24 hours notice).

    Correct, although like to add it doesn't need to be registered post to be served. Can be regular. Easiest option is to have all tenants agree to electronic transactions and its all done via email. Inspection times and how often is up to the agent - but I would normally do mid week and a Saturday.

    I guess it all depends on the tenant and how flexible they are, in QLD we will show once a week while the tenants are still there always trying to work around the tenant to ensure minimal distribution and once vacant we can show up to three times a week including Saturdays.
