    I believe when they say 90% Asian demographic that must include Indians also as there is a large Indian population there also. Friend of mine builds houses just in those new estates and does quite well. Most of his builds have at least 4 ensuites and people are renting the houses out room by room. Apparently achieving $200-$300 a room.

    And even when they do, they will drip-feed the land release to keep the land prices up and maximise their profits.

    It wouldn't make sense to flood the market and release all 250 blocks in one hit.

    It's already been approved for development. Da was lodged and approved.

    That's what I'm coming to terms with. In a vacuum, the location is not great. I mean 10 years ago it was all farmland. It's just become a self-fulfilling prophecy there, but 18km from the CBD.

    I would defend the prices if, for example, it was here

    And they suddenly decided to develop Whites Hill Reserve - Just east of Holland Park. Everything just seems artifical... almost felt like an artifical island one might say at Rochedale.

    I would argue that Warrigal Road Runcorn is a better location - serviced by 150, established shopping centres and plenty of restaurants, a good school. I highly doubt when the lots are released they'll be more than what's been asked for at Rochedale Estate currently though.

    Yeah definitely a better location. Not sure what the prices will be all depends when they release them and what size lots they will be.

    As for rochedale being 18km from the cbd I don't think that matters with the access to the highways and 8 Mile Plains bus interchange down the road. People in Brisbane aren't as concerned with proximity to the cbd as in Sydney and Melbourne. From rochedale you would be in the city in 15 minutes. But agree I can't see the appeal. 6-7 years ago for the prices in rochedale estates you could buy monster properties along grieve and Ford road on 2+ acres. They are now 3+ million. There's also another new estate just of Ford road which is 8 blocks which were selling for $2million each. Last time I checked 3 had been sold and a house was being built with a heli pad. It's quite an exclusive estate as you can imagine. I went to fish in one of their ponds as it's stocked with bass and got moved right along real quick.

    But was deferred indefinitely in August 2016 and still no plans to restart planning.

    Jeez!!! Hope you could introduce me to them one day when I'm next there.

    I would much rather Coopers for 700k on 1,600m2 then Runcorn for 1.4M with 2,000m2.

    Good buy from them if I say so myself.

    And approximately 5km south you can find houses for $300k odd ;)

    Different product/kettle of fish - but 3 to 4 times cheaper?? o_O

    Rochedale estates are marketed to overseas buyers from Asia. Since H&L are considered new builds and it is the only house product with freehold land component that foreign money can buy. And chinese buying there are probably cashed up from their tax free rentals running all around Sunnybank.

    Big no no from me. It might be on ex-farmland, but its also just next to the huge brisbane council land fill.

    WHAT A LOAD OF RUBBISH! Obviously non-locals don't know any better LOL...

    Cod is a lot cheaper than coral trout but I would buy coral trout every day over cod :).

    Hmmmm... probably not the right analogy here lol

    Unless you buy many cod, sell for profit and buy coral trout outright??

    Only a matter of time though. I personally hope it doesn't go ahead, nice to see some greenery in the area. Once the new mosque goes in down the road it could change things though.

    Haha. I've live and was born and raised in Rochedale South. Most people I know well live in 4123.... Funny that a whole thread is dedicated to it. I know several people in the new estates.

    It's odd to me too, but it's the large new houses and Asians. Rochedale is also Brisbane. That's all.

    Nope, I would rather buy a few coral trout and enjoy them straight up.

    Too risky waiting for the price of cod to go up - could be waiting a long time.

    I would say paying a mil or more for coral trout along with the high costs in holding them represents a much higher risk unless that trout goes to 1.5mil or 2mil in quite a short period of time but how likely is that where this particular fish lives?

    Unless we are talking actual fish and not investment properties
