What's the best website to check if tenant is naughty?

    Cement down toilet not ok
    Walking around in underwear during routine inspections - possibly ok depending on pm.

    There ARE databases but they are not free, they are subscription based.

    Lol @ the thumb tacks. The only thing they will do is make it annoying driving down the road hearing the 'tick tick tick tick', and having to remove them. They shouldn't make a roadworthy tyre leak.
    I like it though.. someone went to a lot of effort to put them all facing up!

    You can ring the last LL, their boss, their best mate and their ex and ask anything you want. The issue is this: are they being honest? Also, what are they not telling you? A former LL can be 100% honest but omit some key details if the right questions aren't asked. Problem tenants can sound ok if you don't ask the right questions.

    Don't panic! :)

    I have had property managers find and help me select tenants across different properties in 2 states for more than 10 years. None have been a disaster. The worst I have had is a house not clean enough for the next tenant and I spent two days cleaning it. Not the end of the world.

    Could you tell me how you went about finding those managers?
    Was it from recommendations? If not, how did you screen them?

    I interviewed them. If you can't get a recommendation from someone you really trust then ask the PMs to your property and spend some time talking to them. It's fairly obvious who is completely useless most of the time. I found this much harder to do over the phone.

    One jerk in Melbourne passed on one of my properties in Melbourne because it was "too run down" even though I explained a tenant had just moved out and I hadn't even cleaned the place yet. Anyway, I cleaned it up, found a new tenant through another agency and sold it. The guy who turned it down took it on for the new owner. So less than 12 months later the same guy who turned down the property was now the property manager. Idiot.

    Nothing new about this, same as paying rates etc as well.

    Your thinking is flawed, it is like saying you have a builder to do renos or build your home, but your not going to pay the bank because the builder is not turning up, that is your problem between you and builder, can't make it the banks problem.....

    They can get a friend to answer and pretend to be LL or PM.

    also if it's a PM that wants to get rid of the tenant ASAP, they don't want other PMs to not accept the tenant. so what do you think they will say? something bad about the tenant or tell you they are the best tenant in the world?

    The system is flawed. too many PMs here too afraid to admit it. just trying to defend this flawed system saying it's perfect when it's clearly broken.

    No they cant because we actually verify this. We'll search title to see if someone actually owns the property, their friend list on FB to ensure they're not a friend, and look the property up in RPData to see if it actually was rented by the agency they said it was rented by.

    I'm always honest in mine. I don't want another PM to end up in that situation because PM's have enough stuff to deal with already. I do my part, hopefully others will start doing theirs.

    There will always be flaws in every system, but if your not familiar with how to verify things as a self manager, then that is your flaw, you could structure questions etc to reveal those making things up. You do not believe everything you are told from anyone.

    Others won't. If it's a bad tenant people want to get rid of them. PMs see other Pms as competitors... some poachers other Pm's letting pool...

    Ok so you search up rpdata, and the owner name is Mr Smith. What if the tenant tells his friend who's name is Bob to say he's Mr Smith. DT you are an experienced PM you should be a catalyst for change instead you defend this broken system... when tenants move from place to place they get a new chance every time to stuff up the property instead there should be a system single free database. Tenants get one once. if they stuff up next time they will have to pay the PM more just to rent. This will keep tenants from damaging the property, pay water bills on time, give advanced notice if they want to move out etc.

    I am the catalyst for change, that's why when frustrated with my own PM's for my own investment properties I started my own.

    Your questions make you seem very inexperienced. Perhaps you should seek out a good PM instead of self managing and you wouldnt run into these problems to start with.

    It would be negligent not to. But there's many other places to do background checks.

    When you know the answer you post it right away... but when you don't and just can't hack it you say oh your question is inexperience question so you should get a PM and not self-manage.
