What's the best website to check if tenant is naughty?

    What's the best website to check if tenant is naughty?

    Is it Australia wide? e.g. if they in rent arrears in NSW and then they come to VIC will the website database still show the douche?

    Does it cost money to use? (to search?)

    Does it cost money to submit an entry about a tenant?

    Do most property managers use these services? or they don't work because not enough data? most times you search people don't show up?

    I looked up a would be tenant on Facebook, he had posted he was involved in drugs, he never got to be one of my tenants :rolleyes: some people are idiots ...

    not talking about social media research (fb linkedin etc) but thanks for your input. more about looking at arrears etc. property damage and just being a douche.

    How come there's 3? if someone is a bad tenant, the PM or landlord has to submit 3 times to these websites? Do PMs even submit intel to these?

    PMs have access to a database that the public doesn't, however their restricted on what they can input so it's only some help.

    Unfortunately picking a tenant is like picking red or black.

    what do you mean restricted on what they can input? do you mean what they submit? or what they search is also restricted?

    do you mean like you can only select from a drop down Tenant in arrears often etc.

    but you can't write a 2 page essay about the tenant?

    As in if they post their true thoughts/opinions they could get in trouble, perhaps face charges

    It amazes me we live in a “developed” country supposedly. Yet we don’t have a free database where people can look up and enter about bad tenants.

    How can you expect tenants to behaviour and pay rent knowing some small percent of PMs will enter and blacklist them and then... an even smaller fraction of new PMs will use the blacklist database to even run check.

    looks like this guy knows what i mean:
    Tenant didn't pay gas, default on my name.

    bill in their name, tenant doesnt pay... you pretty much have to pay or else you get a bad credit rating.

    But the info tells you that they have been in arrears and owe money to a landlord. It does not tell you how naughty they have been.

    I once had a tenant follow me around during a routine inspection wearing only his underwear until I asked him to please put some clothes on.

    That was naughty but there is no database to put that behaviour on and if there was maybe other female property managers would prefer him over other applicants anyway ;)

    Exactly my point. if this type of **** is listed in a database base and everyone uses the same one (single point of truth) it will keep tenants in line. Reduce cost on courts, more people will be willing to support property investment. reduce cost and hassle for everyone.

    You can't ever alter the behaviour of other people not ever, not even tenants. You can only take steps and put in boundaries to not be affected adversely by that behaviour.

    "You can be the captain of the your ship but not the sea." i get that can't control how other people behave but if tenants know their poor actions will make it harder for them to rent at the next property i think they will not act like a porkchop don't you?

    But it's subjective isn't it? Whats OK with one pm / ll might not be considered OK for another.

    If they're paying their rent and keeping the house in good condition, that's majority of their obligations met.

    ok so tenant pours cement down the drain but the house is in perfect condition and they always have paid rent on time so in some Pms books that's a good tenant while for other Pms it's a bad tenant? very subjective?

    Cost to repair that would likely exceed bond, so blacklist is possible. They'd end up being on the sites listed above which are not subjective at all.

    The experienced PMs on the forum like Xenia, my property pro, lil skater and myself can handle any scenario you want to throw at us.

    I paid rent on time and *kept house in good condition hence me = good tenant.
    it's "subjective" because some PMs enjoy seeing this type of stuff.
