    How do I describe the feeling that I have right now - after you make an unconditional offer on a property you've never been in, in a location that you would never have bought before today, at a price that is higher than any you've ever bought before (including your PPOR), for a medium-long term plan involving something that you've never done before?

    Argh!

    One of my best deals was one I walked into on the first open with a blank cheque and bought unconditionally on the day.

    @ellejay, a bit early to be asking I reckon.. usuaully when someone is buying sight unseen without conditions they are trying to snap something up before too many people catch wind ;)

    Ooooh I know the sick feeling. I felt it when my first ever investment property offer was accepted. It was a verbal offer and the agent rang up and said congratulations it yours and I thought "yay how awesome :D" and then immediately thought "oh god :eek: what if this and what if that". It wasn't even an offer in writing let alone on a contract with my signature on it and there I was indulging in panic as though I was already committed. Thankfully I pushed the feeling aside and referred back to my factual research and got on with getting that thing under contract before anyone could change their mind :) . It certainly was not sight unseen though and that contract of sale was stitched up with so many conditions in my favour it was ridiculous :p .

    I'll be looking for faults (after it went unconditional) found some and went "sugar!!" Then go to sleep. Repeat several days until I'm tired

    Are you pushing for a signature to wrap this up today? I hate waiting for the second signature wondering what is happening behind the scenes.

    Will this be an IP, potential development block in the future or a new family home?
