    I think it wont be surprising if the majority say...… CASH FLOW.

    One type of commercial property.

    I'll let you guess:
    • Permitted use in many industrial, commercial and retail zonings (with development consent)
    • Prefer net lease
    • Will undertake their own maintenance with their preferred contractors
    • Rarely move premises as approvals are difficult to achieve
    • Clean usage, will even install their own facilities to comply with council requirements
    • May be an objectionable use to some neighbours
    • Cannot be set up within x metres of schools/preschools/churches
    • Prone to the odd dispute

    A castle with a moat full of alligators. Just the thing you need to prepare for the inevitable apocalypse.

    Actually I've put the missing links in place this year. All the pieces that I need are now in place, it's really just a matter of time for the master plan to come to fruition. Those pieces were a commercial property that will pay itself off within 10 years and sorting my own home out (upgrade).

    The cake is baked, anything else from here is just icing.

    Missing tax deductible expenses, resulting in too much income/cashflow which in turn, results in too much tax being paid.

    This results in Governments getting too much money which in turn, means they just waste it.

    To help Australia, I might have to buy a seriously negatively-geared investment property.

    Too much concentration of assets in Qld with only small holdings in NSW and SA resulting in an ever increasing Land tax liability. The thresholds have barely moved in years.

    Rents to go up in Melbourne... I've seen no growth in years and it's killing my cash flow/serviceability.

    About three inches clearance underneath our PPOR. Hubby calls it his workshop but I keep imagining a living room with big screen tv on the wall, a bathroom, kitchenette, and a bed.

    Passive cashflow!!

    While my active investing/developing pays the bills, it's that abundance of passive cashflow that i'm chasing.... and now in the process of establishing.

    My 'hold' portfolio is Melb based and while the CG has been fantastic, the yield VS value of the portfoilio is very poor. This is coming from someone in a very positively geared position.

    For eg an 800k Unit in blue chip Melb returns $380pw gross. Net yield would have to be about 2% or less...

    So, I'm slowly selling down and redeploying the funds. CG is great, but there's no denying that cashflow is king!!
