    This is deliberate misrepresentation.
    If they had an immediate buyer they would have a contract signed and ready to go.
    Immediate buyer means no need for a Ad campaign
    I would be requesting the contract be terminated and cost returned.
    Report to Office of Fair Trading.

    You have signed a contract under false pretences (Fraud)

    Are you even talking to the agent? Or is it all your cousin.

    It's pretty common for agents to play this kind of game. I didn't sell my own property until I refused to pay for more advertisng beyond the agreed figure. They sold it the next weekend.

    Hi members, thank you very much for your advice. Our situation is resolved. Agent-M's buyer was an elderly lady. After viewing the house, she offered only $1.4mil, which we accepted.
    In regards to agent-B, she had agreed to terminate the exclusive authority with no conditions.
    (We emailed her saying that we would seek legal advice on the contract signed, and asked where her "immediate wealthy buyers" were. We would honour our 4-month exclusive authority only if these buyers appear to pay $1.5mil for our house. She replied saying her buyers had already bought other houses.)
