    I agree. My first US purchase was done online with a few follow up phone calls to line up a property manager. We were able to settle in a couple of weeks because the sellers had already moved out and were happy to negotiate on price and carry out minor repairs.

    Tenants moved in 2-3 weeks later.

    I actually found dealing with the US easier while living Australia .....than now that I am living here as a resident.

    You can't go wrong with Vanguard Australian Property Securities Index - VAP. Returning 16.3% per annum for past 3 years and a healthy yield.

    That's a nice return. Would be interesting to see how it'll perform now that Sydney is slowing down and other markets may not grow at the rate that Sydney did.

    How so? Wouldn't you have access to borrowing from US banks now that you are living there?

    There are loans geared to foreign investors. But nothing that I could find that meet the needs of a new US resident. And seriously, I spoke to dozens of them.

    That is - until yesterday.

    By chance, I had offered to check out lenders on behalf of a fellow Aussie who was interested in investing in San Antonio.......and I scored for both of us. A local bank who offered non-US citizen financing from as low a 3 year fixed at 4.99%. And was willing to finance me as well under the same terms.

    In the US, lending .......even accessing a credit card......is based on FICO score, which in turn is based on your history of paying bills, dealing with credit/making payments, etc. Your credit score determines how much money you can access and what interest rate you will be charged. The lower your score, higher the rate of interest.....and lower funds availability.

    My hubby hasn't lived in the US for about 15 years and his credit score was worthless when we returned. Mine, was non-existent.

    To build credit quickly, we've taken out secured lines of credit - i.e. $ for $ secured loans and credit based on our own funds.

    Where the heck did you dig up that crappy meaningless chart. Just in case you don't know how to read a chart, I'll give you day by day market prices for MQG in 2012.

    Sorry, didn't mean to offend, it's just a topic I'm interested in and presumably others would be too. It'd be an area you'd have more knowledge in than most here, so thought it'd be useful to the community. If you prefer to keep it under your lid that's fine too :)

    Because the chart you've copied isn't accurate. It doesn't display prices for 2012.

    Check out the link I posted - on the right hand side of the screen, it displays price movement for 2012. MQG had a low of about $25 in January and finished the year on a closing basis at $37.60.

    It does not have to be day by day hour by hour,just a simple date line chart the more complicated the systems the more one thinks they understand the way it works,but it does not always work that way in a liquid market..

    @Ozzie in Texas DT wasn't being sarcastic. I think he was seriously asking for a thread on your experiences with trading. I too would he interested as alot of others too. Probably in the 'Other Assets Classes' section.
