    The best advice you can give to your friend is this, if he or she is expecting a baby, I would focus on saving and saving more and creating a buffer to cover existing investment property. There is no point just trying to buy anything... Studio unit not a great idea...

    Concentrate on the baby, you don't want to be trying to buy an ip with a crazy pregnant wife ;) especially if it's the first, hold on big daddy!

    I'd agree with the people saying that getting into another IP is not a great idea in your friends situation. Going from 2 incomes down to 1 is a tough gig anyway, and on top of that increasing the debt...

    Don't get a studio apartment around Perth with the aim of getting CG.
    Land appreciates, buildings depreciate. Money spent on apartments is 90% spent on the depreciating building and 10% spent on the appreciating land.
    Other reason is the over supply in these areas.

    If they're positively geared with secure leases, then it would be a great idea to buy while he still can.

    On the note of Eurobodalla how about Merimbula? Or Lakes Entrance!! Many homes are that price range in Lakes Entrance.

    Note: You'll never sell it though as the supply in these areas far outweighs demand

    Still some good buying in Logan, very early 2's you can be lucky to get a house, saw one sell at auction today, nice quiet street, short walk to the Logan Central shops. Deals are out there...
