    A good broker will educate you on all of that stuff.

    See a broker straight away, they won't apply to lots of lenders so your credit report won't be bothered, and will be able to explain their thought processes the whole way through.

    Investment lending is a LOT more than just product and rates, so if you use a broker who's got knowledge about the tax side too, and can help with strategic forward planning, your overall experience cannot be replicated going direct to branch.
