As @BennEznElle explained you need to have some grass if possible to attract a more broad tenant base, some won't care, some will.

Is the whole rear yard that shaded, anywhere else that gets a few hours midday sun to suit grass?
(maybe post some pics of the whole yard so we can help better)

Otherwise the fake stuff is better than no grass, won't get hot as it won't get enough sun.

From the pic - I'd get rid of the small garden bed, move the clothes line to where it is (if the best yard location for it), lay some concrete slabs under it (2nd hand from Gumtree), a few as a path to the house, cheap leaf mulch the rest (from landscape suppliers).

We used to stay there before moving out and it was not that bad, having some brown patches here and there but I still had to mow it in summer so I think sunlight is not an issue. The whole yard is about twice as large as the photo (this is the right side), about 50m2.

Thanks for the suggestion WestOz. I'll start small by getting some grass fertilizer, put some seed in, water them regularly and see how it goes.

Even if fertilised, watered everyday, a contractor once a fortnight or TLC from tenant etc, without required few hours midday sun it will always suffer, especially if a tenant has kid/s &/or dog/s running around on it.
