What to do? Good Tiler? South Brisbane

    Bathroom tiles are loose and fallen off in one of my ips (getting low end rent, aged but solid brick house in original condition)
    Just got a quote from Agent's tradies
    It will cost
    4000- 7000+ to completely remove / demolish all tiles from the wall, re-waterproof, and re-lay new tiles.
    Or
    300-500 to reattach the tiles
    Which one should I go for? I would prefer the cheaper option of course

    Remove and relay all of the dummy tiles. Respray bath & wall tiles, new tapware & shower head. If the budget allows new vanity & shower screen.

    Gee that would cost $10k :( Quote was 4-7k plus (with whole paragraph of what potential plus are). That's half of the year rent....
    Any suggestion for cheaper tiler/tradies in Brisbane anyone?

    Then a new bath refurb is cheaper. Turf out the tenants and do the lot, up the rent.


    Think of the tax loss :confused:

    We had loose tiles in the bathroom of an IP. Received our first notification of the issue with the PM’s response, sending us a quote to completely retile the bathroom for around $7K.

    We queried it, seemed overkill for some random loose tiles. Handyman attended, glued back loose tiles for $125.

    Not sure if PM was trying one on or simply covering all bases in case of future problems. When I phoned to query the quote, the compromise was offered quite quickly.

    Sold two years later and the property passed the B&P moisture tests with flying colours.

    My advice would be to take the cheaper option, unless the loose tiles are in the shower recess, which may need further work done to prevent water damage to the walls.

    PM got the quote from Maintenance company
    1. to reattach the tiles which had come off (7/8 tiles), not including the other loose tiles - cost $300-500 but they said they can't guarantee the workmanship as their recommendation is
    2. To redo whole tiles at $4000-7000 plus
    Handyman or tiler would be cheaper. Anyone that you would recommend?

    Don't trust what PM say. You need to go there and find out yourself. And then decide what to do.

    Are the tiles on an external wall or an internal wall?
    If they are on an internal wall, is there any evidence of dampness on the other side of the wall?
    If not, it indicates the membrane might be okay. I would then just reattach the tiles that have come off and perhaps regrout the wall - $500 tops.

    We do have a tiler, but he is not cheap and I know he wouldn't take on this type of job.

    We don't have a general handyman. Hubby does most things himself on our places.

    We used to have a local builder for anything that needed a builder, but he has hung up the tools.

    @Depreciator - its external from inspection photos.
    I decided to go for a cheaper option and see how it goes...

    To demo a bathroom, resheet it ..waterproof it and tile it should be 3 k from a tiler for labour plus whtever it costs for the tiles. My tiler did my last job in brisi for that much.

    Was the tiler licensed to perform the other trade work?
