What to declare on s.32 after reno

    Major bulding works require permits, and small ones do not, easily sorted. In the middle is a grey area where I cannot determine if permits are required. Victorian IP, very substantial reno five years ago but nothing structural - new wet areas, paint, flooring, etc. Permits were not obtained as the advice was that none were required. Consideration is being given to selling the IP.

    Is a reno as described above required to be mentioned in the s. 32? TIA.

    Any building permits must be included, along with any certificates of occupancy - if relevant. If there are electrical and plumbing certificates, can’t hurt to include them.

    Thanks. My understanding was that a s.32 mention was not required, but I thought that I would check. Next step is to bring the place up to a good standard - including a permit for a pergola - and work out an exit strategy. Selling early in the FY delays CGT for a while, assists cashflow. I like long lead-times on planning.
