There are still places where a PM may deal with less than a mil in property in a day

You can even live in these places, they have lecky, gas and shopping centres with coles, wollies, bunnings etc....must be a lie........

*That the secret to most ''capital growth over cash flow'' investors' success is help from family, inheritance, a very high income or a successful business.

No hate here, you've got to play the hand you've been dealt and good on people for taking advantage of their situation, but this just something that's often overlooked when people advice beginners.

Yes this has been mentioned before.

This is a thread I started on unfair advantages, still comes back to the person and mindset IMO.... it will never ever be an even playing field. My Dad is not Murdoch.... but that's OK:)

    Very true
I would say 90pc of the persons on PC made their own portfolio from nothing but our kids will be starting from a solid base and a major headstart
The next generation will have a big portfolio with high income

But that’s the normal cycle. Every 100-200 years. What comes easy goes easy.

Well....if you can pull out equity you can, you have a buffer, as LOC or a loan, and that can be put towards mortgage repayments...BUT....Extra leverage must be extra careful though....not suitable and comfortable approach for some.

..... they don't tell you that its OK to do nothing, sometimes investing in property markets make no sense

...... they don't tell you that the strategy of sitting back and watching and being patient can be a sensible and logical approach, yes, boring..... but, you wont miss the boat when markets are falling.

They don’t tell you how quickly threads are derailed, so by page 2 or 3 the topics being discussed often bear no relation to the heading!

Well done, @MTR for keeping this thread on track!

They definitely don't tell you it can be addictive. I'm a recovering addict but I keep falling off the wagon. Gotta learn to keep my mouth shut more often.
