    While true in some circumstances, I nee tp Disagree with the generalist line, because many people do that already as a SOP :), and momentum is really hard to get when one sits still.

    There is always something one can do, even if its just looking to save some money on your expenses, educate one self etc

    I get the point that some decisions lead people backwards, and those may have benefitted from not doing that

    We did... :D

    ... but we've not just sat and collected rent. And we aren't rolling in cashflow. And if we had paid for all the painting jobs, renovation jobs, value-add jobs we've done all our married life, we would have much less.

    ... how much research is involved in finding the right property. Days and days spent trawling through realestate.com and google maps and pages of scrawled numbers

    Rents dont always go up, they sometimes go down
    Rarely mentioned. This one hurting big time in Perth atm
    I actually never realised how far back

    Interesting thread. I'm wondering if there are other forums that don't talk about the downsides and problems of property?

    I know I used to visit another site many years ago before finding SS, now PC. Both forums certainly didn't sugar coat anything, and this forum certainly has many stories of problems, issues, downsides as well as the positives.

    @MTR as the thread starter, do you think this forum sugar coats "property"? I don't but it always amazes me how two people can read the same things and get different stories.

    Edit: Many threads are started to get help and advice for problems.

    I dont know about the sugar coating?? its in the eye of the beholder I guess

    Also Lots of great info, I started on Steve McK and SS, best thing I did
    If it were all bad I would not be here posting

    Not poo pooing this forum or any other property forum, they all serve a purpose

    • Many self-righteous arguments about where and where not to buy along with what to buy are made by some who only arrived in Australia midway through the Sydney/Melbourne boom i.e. 2 or 3 years ago. Sometimes they attempt to make themselves personalities by name-dropping other posters with little to no credible reference as to how these other posters have actually helped them apart from posting daily blah blah.
    • As already mentioned, some of the older members will post thread after thread about their successes, leaving out details of costs and difficulties, even when politely and specifically asked. If, by some glitch in the system, they do come clean about any setback they may have had, it is never mentioned again. To me they come across as a bit messed up by shame. If you read enough, you eventually come across a post that helps you read through the lines before it gets deleted.
    • Another thing we rarely know, and there's not much we can do about it, is what happens to alot of people? I mean, where is Azelea? But even more interesting, which of these posers actually has dropped out of property investment due to giving and receiving the wrong advice; bragging about certain choices they've made and then having to sell out?
    • Major kudo to those who reveal all. Is it a coicidence that you are also the most likeable (if not 'like'd)?

    - buying a place in outer suburbs with lots of vacant land won't make you money...yeah righto, try telling that to those that have.

    -success stories are written by 93% of people that want to be mortgage brokers.

    -successful property Investors made all their money without help from mummy and daddy or family, bull. Nothing wrong with admitting it, my parents did and I'm happy for it. I'm not retired yet, but when I do I'm sure I'll become a broker.

    - buying just one home to live in and pay it off can give you a significant amount of wealth over the years, you don't have to have a portfolio.

    -buying in davoren park will give you headaches.

    I hear buying in Elizabeth is a good antidote. Headache from Elizabeth makes you forget about Davoren Park.

    Cliches abound:

    “Land appreciates, buildings depreciate”. Tell that to someone whose land is rezoned and they make a motza.

    “Houses are always better than units” (as above). We have made great capital gains on units - almost tripled in 11 years.

    “Don’t buy land in outer suburbs where there is plenty of supply, no gains possible”. Our first home, in 1974, was in Camira, Brisbane, close to where Springfield is now. You could not get much more outer than that. Bought land 1972, built in 1974. Sold in 1978 and doubled our money.

    Anything that contradicts a popular belief is often dismissed as “anecdotal”.
