What team do I need to research and buy pls

    what team would I need to research and buy and to know if I can build units or subdivide .
    What r things to look at Eg sewerage sloping protected trees , size , flood zone and how do I find these out .
    Pls can u give me as much info as possible .

    Read all the development threads. A ton of helpful info from many folks.

    You will need to be extremely proactive if you want to succeed imo. Can't just rely on folks " giving you as much info as possible". It's all posted. Do some reading.

    Flood zones would be the place to start ,then contact several companies that offer full flood cover insurance and work up from there..

    Tbh I would first be sorting out finance to know what scale of development is possible. Because that will ultimately dictate where and what you can develop. Looking at flood maps is fine but your finance will dictate what areas you need to target. Then, you start to layer on the DD, eg floods, zoning, overlay, feasibility for the area, target demographic etc.

    I think we both know it not as simple as some think,and you are correct the finance side is the first cab off the rang or maybe Justine is cashed up ..

    The "A-team", I hear Mr T is making a comeback but BA Barabas might be a bit harder to resurrect.

    Was he really a BA or was he into flipping cars?

    A few of my children r seeing what they can buy or do . It won’t be close to city as they can’t sfford . One might b large country town pod cash flow investment
    And one might b house to live in but they d subdivide also if they can .

    Just call the local council in which ever town or suburb they're thinking of buying and make an appt to ask the duty planning officer if it's possible, and what you need to do.

    Real estate game is not just about properties as you are finding out. You need to be clear on the strategy that starts with numbers and should be precise!
    What do you wish to achieve, what is the end result even before you start?
    Town planner of the area is often a good point to start once the numbers are all worked out though....!:)
