The agent says 700 square metres, but won’t put it in writing. The vendor is the NSW Govt and won’t comment. Council doesn’t know and the contract only gives you the lengths with no area or survey. The lengths from the rear going clockwise are 8 metres, 44, ~24, 47. Can anyone brave a guess on the area of this block. Being zoned R4, land value is about $1500 per square metre so an extra 200 metres makes a difference of 300k in the value.

Advise the agent of the block size. Once an agent know this he/she cannot say “I don’t know” to anyone else who asks (morally? legally?)

Nobody believes it’s 700m. It looks like 500 because it’s a wide frontage and only about 5 metres across the rear, 8m Perpendicular is about 5 at a right angle. So I’m hoping that like me they think it’s 550 metres.

No size written on contract or on CT. the DP shows the size of the original DP ie 27 blocks of land. Weirdest I have ever seen as property has never been sold. It has been owned by The NSW Govt. since inception.
