What should I do with tenant

    I recently had a tenant move out of property
    There is qeuit abit of damage that really shouldn't have happened
    We are going to move into house to slowly renovate so not sure what to do
    They picked up they'd furniture and left and only paid a cleaner to clean for 3 hours
    They have since had their mum who is. Gun of a cleaner cleaning for two full days and hasn't finish , if that tells you how dirty place was , it included a condom at front door , lovely
    Anyhow they are also extended relatives (I have told them they will be treated like anyone else
    The damage is probably $2000
    Curtains totally distroyed , sliding window the same
    And walls on bedroom with gashes in them
    Flyscreens totally torn apart (brand new 1 1/2 years ago
    Toilet roll holder snapped
    Cigarette burn in bathroom sink
    Padlock on shed with no key
    Anyhow the thing I'm most ****** about
    Or should I just say totally baffled is when we left the property we made sure all lights worked , even left spare globes in cupboard and they have gone around house and taken all the light globes with them on their move interstate (we know they have them because family told us ). They have since offered to post them back although we spend $80 on new ones so cleaner could clean
    Could I have opinions on what others would do with this ?
    And yes we have a bond and haven't released it yet
    Should we go for everything due to the disrespect or not both
    Has anyone experienced a tenant doing this ?

    I've never experienced anything like that. Family or not I'd want every cent back. You're running a business not a housing charity. Simple as that. They need consequences.

    I would claim the total bond. You said they are relatives?

    I would also ask for anything you are out of pocket for financially. See if they come to the party.

    I'd be careful not to escalate things if they are relatives. But much depends on your family dynamic.

    You need to complete and outgoing property condition report then lodge a bond claim form. Family or not they need to pay for the damage they did. Your state government will have guidelines for you to follow.

    Yes I have bond and landlord insurance
    I'm not worried about upsetting them being family
    I was very straight down the line with "place must be left the way you got it " what they moved in
    And as. Usual "we promise "
    I'm just baffled with the lightglobes
    And they are just normal ones too
    I'm half inclined to claim every cent due to the lack of respect with the lightglobes
    Just want others opinions

    Look at it another way, why wouldn't you claim your losses back? I wouldn't try to fathom the behaviour, as you said, just total lack of regard for others.

    People must wonder why they struggle through life when they bring it on themself

    I can't understand how a household of normal light globes costs $80!

    But totally understand wanting to recover as much as possible.

    Just in lounge room there is 4 light fittings with 4 globes in each , 16 x $2.80 = $44.80
    Just for one room.
    Then there is another room with three globes
    Plus all other room and outside flood lights


    Yep they even took them
    They did leave one globe though , because it was blown lol
    Adds up quickly and more than I thought it would be as I've never had to purchase a whole house full before

    Go to tribunal with receipts invoices for any and all damages. Leave nothing out, including cleaning and gardening.,

    Get entire bond awarded to go towards damaged.
    Claim the rest as debt against tenant.
    You then use that for magistrates court/ blacklist database or claim through insurance.

    That's the nature of this business.

    Yes, just recently actually, but not family.

    They'd been in here for ~10years, I've only had it for 18mths, took it on as SM with purchase, no condition report etc was supplied by agent, recon they didn't get one from the agent they took it over from, yadda yadda yadda.

    When they gave notice like most they promised they'd clean, fix up the damage, missing/broken fly screens, punch holes in doors, broken window etc etc, they weren't house proud, just about made me sick coming in here, but that's how some people live.

    When they left all they did was take their stuff, well most of it, didn't clean a thing, but signed bond over, only $800.

    Thought seriously about pushing it with them direct but with no condition report etc, plus no matter what they did it wouldn't be to my standard, place was getting stripped anyway, not worth the hassle/stress, so let it go.

    Otherwise I'd prob still be dealing with it today, however I moved in last weekend to a near new interior.

    Usually through an agent who has a subscription. I'm not sure if there is a private way to do it.

    Assuming you are self managing?

    What I was trying to get at above with all my blabbing was related to this

    Whilst it's certainly worth chasing with a few phone calls, shaming them to the rest of the family etc, much more time than that for 2k is possibly a waste of your time/life driven by frustration and perhaps retaliation, rather than getting on with your life, what's required to make it your home.

    Good. Complete a very detailed outgoing report. If you need to go to the tribunal you will need to provide a detailed statement of claim with photos, receipts, ongoing reports, any breach notices, emails the works.

    I have done this in Perth and in Melbourne and I was awarded part of the bond money to cover the damage done by tenants. I have never needed to claim the whole bond.

    How much is the bond? How much short will you be?

    And their mother (also a relative) who has spent two days cleaning... I wonder if she might cough up what her son or daughter owes you (though it is not her responsibility and she has no reason to do so)? Then she can shame them into paying her. Or at least she could shame them into paying you back.

    I'd assumed bond might cover it because our bonds are around $2k, but perhaps the bond doesn't come near $2k?
