What Property Tools Do You Use?

    Hey guys,

    Just wondering what tools you use for your investments.

    Right now I'm using:

    Get a free property report with price estimate and history to estimate the price of a property
    and
    Real Estate, Property & Homes For Sale - realestate.com.au to find out what properties are being listed for buying/renting
    And
    checking Council website

    Has anyone got a subscription to any of the following and if so, what's your thoughts?

    1) Real Estate Investar - Real Estate Software and Tools for Investors
    2) Property Data & Analytics | CoreLogic

    Are there any other tools available? Maybe one that alerts you of potential development applications?

    Check out the resources section.

    But I still prefer to use the sledgehammer for breaking a deal and bolt cutters for the finer point of negotiation.

    Mostly Rpdata, REA websites for recent/comparable sales and a lot of networking with many players in the industry. Oh and of course PC. :)

    Corelogic and PriceFinder are the big go-to ones but cost a lot.
    This might help with some stats.
    For development, you might need to first select a state and then start digging more specifically.

    What I have found is that more and more data does not make you smarter, in fact it can add another layer of confusion.

    I definitely agree. I rarely look at 'complicated or economic' data. Just the basics of demand and supply stuff and then mostly it's talking to all the players on the ground which I find most valuable.

    I found this section in RP data that I did not know existed before. And it's really easy to use... Ps. Go Epping homes... sux for rental yield though so it's really mostly OO homes (unless someone has owned the land for a long time)
