    I am talking about timing the market

    If investors start buying in Syd now in particular west they are screwed.

    If you believe property doubles every 10 years that's fine, I am not here to convince otherwise. It's just not correct, I gave an example above.

    I mean your comment about timing the market is more important than time in the market. In some cases true, but not in other cases for the reasons I have given above.

    Almost! Agree with what you say except the like mindedness comment. Likemindedness leads to problems. So while most of us think in a certain way, we do differ on topics and I see a lot of healthy debate in a (mostly) respectful manner. But the majority of posted questions end up with what I think is the right conclusion and there is more than 1 way to skin a cat for sure.
    Gotta challenge your own thinking and clear up any misconceptions... :)

    I see, yes that in part is luck

    Bit like my primary residence we purchased some time ago now, we paid 185k sold it 16 years later for 1.32m, just became very trendy inner city area, that certainly did way better than double.

    I agree. I would not touch anything in Sydney right now. There are areas on Perth I wouldn't touch either. While there are deals around in Perth, they are not in the areas I am looking at. Sure I could buy a property now and hope it doubles in value in the next 10 years. Hope is not a strategy :)

    While I do tend to agree that on average, properties do seem to double in price roughly every 10 years, I don't think this can be applied to individual property purchases at particular points in the property cycle. There are some overpriced development sites in Belmont right now that I'm fairly confident will not double in value in the next 10 years.

    This is a well moderated Forum and offers a safe space to have a discussion that captures diverse viewpoints. We have been a part of the Somersoft (pre-Property Chat) forum for many years and our only regret was not finding this excellent forum prior to purchasing our first IP. Spruikers with hidden agendas appear quickly identified and managed which is most helpful. Most importantly, there are a lot of incredibly experienced and successful investors on this forum with a wealth of insights that they generously share...a fantastic forum indeed

    Most of us get the 'doom and gloom' talk from those around us in the 'real world' (i.e.. parents, colleagues, siblings), so we know what it's likely to constantly have your decisions second-guessed and opinions derided etc (and many of us now choose not to even try and discuss this stuff with, or divulge information to, those in our 'real' lives).

    However, we know that when we arrive in here, we are surrounded by people with a common interest - people who want to share their successes and strategies, and understand both the emotional and physical rewards that come with knowing that they've helped others trying to be successful too. They want to support others, not tear them down.

    I love you guys………… (and no, not a single drink in sight……..)
