What is the cheapest cost i can build a house?

    A particular builder was allocated to all homes in the Pemulwuy estate (trend connection - they were fabulous). Other builders were appointed to the homes in new estates in other parts of nsw and knockdown rebuilds had different builders again. We were very fortunate to be so far advanced in the build and In a new estate. I'm sure that being heavily pregnant helped in being a priority.

    Is the builder COSMOS homes that built cheap houses?

    do you think if you had added fence and fly screen into the contract it will still be $300K?

    may i ask which builder you when with?

    There are so many builders, variation in price, etc --- what is it that you looked for in the builder that made you decide to go with them?

    i think the real risks are - quality of materials, warranty, workmanship and the agreed time of build

    A build that fit my block that had a layout I liked at a price that suited my needs. The first 2 to suit tenants, and the third to suit my budget.

    Yes I have heard of trend. Don't see alot of them around but they do good work. I have done a few homes in pemulwuy. More for fowler home though

    You might be able to get a home around this price from some of the builders i messaged you about.

    My suggestion would be to go and speak to some of their previous clients and see how they went with their build. You can look at reviews and testimonials on the computer but anyone can make them up. Also see how quick they respond to inquiries. If they are slow to get your business then how do you think they will be once they have your business.

    the size is 270sq, not 280. Miscalculated as I go off squares rather than sqm.
    no, they are extra. I didn't add fencing at the time as I wasn't sure what existing fencing needed to be removed.

    Don't take our word for it on recommendations. Go meet with the builders. Some companies I knew I just couldn't work with. Most end up being a similar price anyway unless you go with someone who really does do a budget job. You always get what you pay for.

    beachgurl -could you please tell me based on your experience if there is a massive price difference between building costs in sydney and Brisbane?

    if you were to build the same size house with the same material what are the price difference between the two states?

    I don't know the figures as I haven't looked into it closely or built in Sydney for a few years, but there's no compulsory BASIX up there which reduces the cost somewhat. No water tank requirements is one difference.

    BTW, did you look into the price $ / sqm of different builders before signing the contract?

    Building in Meridan Plains. Walk to Public and Private schools, new shopping centre, and public transport (which is just buses on Sunny Coast), and couple of minutes drive to the new Hospitals.

    Turon House was built for $140K. Admittedly it's probably smaller and a bit more basic than your average project house. And, at 60 square metres, it was over $2,000 per m2.

    Piers Taylor of Invisible Studio is an advocate of low cost building measures. His approach is to eliminate the wet trades on site. For example lining the property with inexpensive plywood sheeting instead of plastering. It's worth digging around on the website to see

    He co-presented a series, The House That 100K Built. You might be able to find it on YouTube.

    The Cross Laminated Timber Beam House in Cornwall on Grand Designs UK (Season 14, Episode 2) also featured a similar construction approach.
