What is the cheapest cost i can build a house?

    As iam a newbie and dont have much experience in estimating the cost of building. I would like to get some advice from our experienced developers.

    Does anyone know where i can get a price list of approx. how much it cost to build a house?

    Is there a standard price lists someone can share?

    I understand it is usually calculated $price/ per sqm.

    Also what does other costs means?

    like:
    site costs
    BASIX
    etc?


    for examle i've found online some quotes:

    Project Homes (basic) – $620-$780/square metre

    Project Home (deluxe) – $1,000 – $3,000/square metre

    Custom Built Homes – $1,500 – $3,000/square metre

    Deluxe Customer Built Homes – $2,500 – $4,000+/square metre

    is this correct?

    You need to narrow it down a lot more than that.
    - Location and area
    - Type of construction
    - Single or double story
    - Type of finish
    - No of bathrooms and kitchens.
    - Also floor plan/design can have a big effect on price.

    Other costs equal site works, storm water, footings/design etc. Fencing and landscaping. Sometimes driveways/crossovers/curbing.

    You mentioned Basix..so I assume you are talking about NSW..

    At the moment, build price are thru roof, given the shortage of trades.

    There is no easy way to say how you can build cheapest house.

    Basic project home build on flat land will be the cheapest you can find.

    Or

    Have creative design that suits your need and do owner builder build (you will need contacts of trade and good drafty)

    Cheap vs liveable. How big? Which Council area?

    Do you own the land already? If not h&l may be the way to go.

    thanks guys for the reply. To be more specific, I have a land in the parramatta council region and thinking of development or possibly demolish and rebuild to live in. Havent decided yet.

    The land size is approx. 600sqm with 16m frontage.

    Iam looking at the lowest price build , a vanilla type single and two storey house rough price of estimate and then slowing work my way up from there. Some sort of baseline to determine the base cost.

    so where can i find that information of build prices on the internet?

    Many developers talks about low, medium and high end finishes but have not really seen a complete build prices.

    Go out to Homeworld and visit as many project builders as you have time and energy for. You will then realise that the answer is not straightforward. Ask for pricing from each builder for the house you are about to view. Then ask them how much it would cost to build the house as you see it - some builders put 40-60k worth of upgrades in their display homes. Others will provide a complete price which will seem very expensive compared to other builders but that I what a completed house really costs. If you want budget, ask each builder if they have a display home with no upgrades and have a look at it. It's quite an eye opener. I remember Cosmopolitan Homes had 3 display homes in a row at Rouse Hill. Each followed the level of fixtures/fittings which was great to compare apples with apples. They've long gone now unfortunately.

    Just remember that comparing builder to builder is like apples and oranges. If this will be your first time looking, you'll start to get the drift on pricing and quality by about your 6th builder visit.

    $850sqm for medium-high spec single storey brick veneer.(price based on flat land only) inc landscape,driveway,fencing.

    I know cheapest is not the best and iam not looking for the cheapest build.

    As i understand, even cheap build needs to be compliant to BCA code.

    The difference may be of the following in materials which can change the prices?

    1. Concrete area fitted with foam and not full concrete
    2. wood frame could be a different grading - for example timber F5 to F7
    3. Aluminium windows - comes in commercial or residential grade
    4. Doors - full or partial timber, size, etc
    5. Tiles - concrete and other types of tiles
    6. plumbing pipes - mostly copper or rubber
    7. Electrical - wiring should be AS 3000 shouldnt be much change except for fittings
    8. Brick - single or double
    9. Wall- not much difference other than gyprock 10mm / 13mm or Fibre cement
    10. Tiles - ceramic or porcelain
    12 Kitchen - caesar stone or wood
    13. bathroom - fittings - types of bathtub, toilet
    14. Staircase - glass or wooden
    15. demolition - ??? not sure how much usually to demolish a house?
    16. driveway - ??? not sure how much u?

    17. fence - charge per metres - depends on colour bond or others
    18. Sewage pipes - not sure how much plumber charge to put in sewage PVCs before laying the concrete? ???? please help

    Any help will be appreciated to get a rough estimate.

    Hi Zak. I currently have a 186sqm house under construction for $192,000. So what's that just over $1,000 per sqm. But that's on a blank flat block. Complete build, ready to rent. Down to blinds and aircon (though I absolutely refused to pay $450 for a stupid foam "render look" mailbox:p). This is on The Sunshine Coast in Qld though, so probably not price comparable for your area.
    Is it for Investment or yourself? Because this can be a cost variance of a couple of hundred $ per sqm. Of course you don't want to build cheap cheap for Investment, because you must also bear in mind Resale down the road. But I'd build nicer for myself.

    cool less than $1000 per sqm.

    any chance you can PM me with the spec and inclusions?

    does the $192K includes site costs such as driveways, sewage, fence, etc?

    I've seen some real cheapies - most recent have been builds around the $150k - $160k mark.

    Yea good old Cosmo homes, screwed a lot of people over in their process. I'm surprised the old bloke is still alive with the people he had after him.

    Ready to rent. Completely finished, all Services connected. Minus bespoke letterbox and a small garden shed I'll put in the back corner for some external storage.

    So that's brick veneer, Colourbond roof, 4 bed, 2 bath, 2 living, dlug, alfresco, stone bench tops to kitchen with walk in pantry, dishwasher, continuos flow gas hot water, driveway, fencing with side access, landscaping, clothesline, TV antenna, aircon to dining/family area only as all other rooms have ceiling fans, fly screens, and front and rear security doors. I paid extra to have the driveway double width to the street to allow for 2 extra off street car parks.

    It's compact but liveable.

    I was one of them. Lived in a cheap hotel for a few weeks til the new builder finished off our place.

    I was a contractor. Only lost $15k but still hurt whilst starting out. I know of trades and suppliers losing $500k

    I'm building in nth Brisbane. 300k for 280sq home. Includes everything except fences and fly screens (forgot to add screens to the contract). Ducted air in that figure too.
