What is the approx cost of construction?

    Hello all,
    quite a newbie here so please help me out.
    still not very confident in property development but have a great interest in it.
    I have a piece of land for building a duplex. Is for living in one side and the other for investment.
    I havent approach a builder broker and still investigating how much it will cost to build a duplex.
    Fully understand that the construction costs varies depending on finishes.
    I would like to get some insight as to how much approx a duplex costs.
    For example:
    Basic specification
    - two storey
    - 4 bedroom
    - 2 bathroom
    - 1 kitchen
    - 1 living area
    - 1 laundry
    What is the typical cost for (i) Low spec (ii) medium spec & (iii) high spec

    I cannot find any information on the internet and would like your help,

    No idea of whether these guys are any good. They just have heaps of build options with prices attached.

    If in Sydney, you looking at

    Around $650-$700k for project home builder duplex.

    High end, based on location and $$$$$ you chasing for anything from $750k to $1m.


    Inc cost of demo,utilities, drive way, landscaping, etc

    tx Be developer . yes in sydney. what do you mean by project home builder duplex?

    and why did you say based on location will have a price impact?

    Volume builder like...lily homes, champion homes, Masterson etc.

    Re: Price impact.

    Lets say, you building in Penrith, you may get away with low to mid finish.

    If oatly/caringbah south, you need to build according to market demands and may end up costing you approx $800k plus.

    Another way to get a ball park is to search the public records of DA applications at the relavent council. As an example, I noticed a demolition in progress a couple streets away of where I live. The DA application submitted to council is for a duplex with construction costs of $950k.
