What is the best type of sofa/lounge for a furnished IP with balcony?

    I need to replace the current setup of a 3 seater sofa and 2 recliners in a 3BR furnished flat because they are getting old and shabby. I have zero design/aesthetic skills so I have 3 questions for my fellow home/property owners and anyone who likes to vote.

    1. What is the best type of sofa/lounge for a 3BR furnished rental?
    i. Sofa with chaise on left/right side (same as sketch)
    ii. 2 x 2-3 seater sofas in L shape
    iii. L shaped sofa with corner piece on left side

    2. If I go with the chaise, which side should the chaise be considering there's a glass sliding door going to a balcony on right side?
    i. Left side chaise so it doesn't obstruct balcony access
    ii. Right side chaise so the living room feels more open, plus a good rule of thumb is to place the chaise on the side with the least amount of traffic (same as sketch)

    3. What is best type of covering?
    i. Fabric
    ii. Leather (real/fake)

    • Current tenants said they prefer a 2 seat sofa with a chaise but I thought 3-4 seats would be more suitable in a 3BR flat?
    • A friend said to get 2 x 2-3 seater so they can have some space and don't have to sit next to each other. I thought a 3 seater + 2 seater would be good as 3 seater can be used to sleep on but maybe I shouldn't encourage that?
    • A friend thinks L shaped corner lounge look more tidy and neat?
    • I'm leaning towards fabric covering (Gold Coast climate) over leather?

    I think a chaise section away from the sliding doors makes sense.

    Or no chaise and a couple of sofas.

    The size and style really depends on what is in the rest of the room - and the space between that and the living area.

    E.g. is there an open plan kitchen or dining table just out of the picture.

    There are two different options. Leather or leather. No fabric. I wouldnt put a chaise in. Someone with shoes will damage it.
