    Both ING..Going up to 4.5% and $299 fee next month.

    Of the big 4 lenders, the NAB is probably the most competitive for IO loans as long as the LVR is 80% or lower. In my experience they're also the easiest to renegotiate rates with on existing loans.

    There are still cheaper loans with the second tier lenders, if you qualify under their servicing criteria.


    Right now it's easy to get cheap rates from quite a few lenders. Just be prepared to pay principal and interest, fixing helps as well.

    We may as well be talking the IR on Mars, so many variables and changing goal posts as pointed out.....it's a mugs game trying to get the best

    but

    can you advance me some money from your margin @2% please :D

    When people are saying Westpac, does that include Bank of Melbourne, or Westpac direct?

    Have BoM got a better serviceability calculator or would it be on par with other majors?

    Also, who knows if BoM have increased their rates recently for recent APRA changes: IO and investor loans?

    I have a range of fixed loans, which is for most of my loan amount, and have been fixed late last year, or early this year:

    3.99% Fixed 5 years IO Investment (Westpac)
    3.99% Fixed 3 years IO Investment (CBA)
    3.84% Fixed 3 years IO PPOR (CBA)
    4.26% Fixed 3 years IO Investment (Westpac) - loan to be settled in 2 weeks

    And Variable Loans:
    4.02% SVR IO PPOR (CBA)
    4.44% SVR IO Investment (CBA)

    LVR is less than 80%

    You my friend, have done what a lot of other investors should have. Congrats on timing your fixed loans. Those are some sharp fixed IO rates.

    It's a good strategy.

    But we won't know how good those rates are relative to market for another couple of years.

    @tobe I would suggest for IHL IO he's going to be miles ahead during the fixed period.

    Not disagreeing. Just noting comparison/perspective is hard until we are thru the term.

    Those sort of fixed rates would still be available if Hilary had won. It's hard to know what rates will be in 12 or 18 months time. Maybe shorten gets in, removes negative gearing and then has to lean on banks to reduce investor rates....

    Cue everyone smarter than me to comment.
