    I thought this was a very good read, for those interested in this market supported with some facts/data etc. link below...

    In summary, my take on this is if you want a safe bet for growth stick to single dwellings, inner middle ring.

    Caveat... I have not researched this yet.

    Sorry MTR this is rubbish....this is self promotion for his buyers agency....

    The fact he says the areas below are middle distance is riduclous...most are under 7 klms.

    • Tarragindi
    • Toowong
    • Kedron
    I was up in Brissie twice in the last 3 weeks....and it seems things are very up beat. Cafes used to be cheap...but they are now expensive in places like Annerley (not far from Greenslopes/Tarragindi).

    Was in Brissie last month and many inner to middle ring areas are buzzing. I think inner ring has moved alot but still value in middle ring areas with potential add value deals. All depends on your goals and strategy. For me, best value to be had is middle ring, in good OO area, larger lot size home and add value ability to home. I'd be stalking a few of the best middle ring areas putting many offers on deals which meet that criteria and waiting for that fish to bite my hook. Then reel like mad.

    Lots of value in Brissie but for the proactive investor who gives a **** and takes the time to understand what is good value in Brissie . Brissie is very different from Melb and Syd.

    What is considered middle ring for Brissie? Different in each direction as well I assume?

    I generally like to go by these distances. Before anyone shoots me, I understand this is somewhat conservative but I prefer to er on the side of caution when it comes to locations in Brisbane. Everyone will be a little diffent in what they classify as inner, middle and outer.

    Outer ring, low amenity? We got a new Woollies last year and it has a foreign cheese department. We have live music at all the craft beer places that are popping up everywhere. Developers are building townhouses with private pools and open air firepits now, across the road from a brand new two-storey child care centre. 17-19kms is pumping.

    A couple of years ago they expanded the cemetery.

    Yes, and a commute of less than 45 minutes if you leave the house at 4am. Any later than that and you can have a leisurely 2 hour cruise enjoying the bumpers of the cars in front.

    From my experience, Brisbane house prices are still predominantly driven by the building and not by the underlying land. While new/renovated houses in inner ring keep smashing price records, older houses even in most desirable suburbs haven't done well at all. You see a $1.8 million sale followed by a $700k sale right next door on a similar block. In Sydney, freestanding houses don't vary in price that much.

    How bad is the traffic from the outer burbs? Might as well live in Gold Coast for those commutes?

    If you were twice there, sounds you are circling still there. Which area?

    I Just grabbed one in Petrie. Thinking another one in Bray Park in next month or so. Are you in those regions still. Or moved away? Surprisingly, there are still good buys now days in those regions with some minor works.

    Not us. 31 minutes from Strathpine station to Central or
    25 minutes from home to Charlotte St on Motorcycle.
