What does a land surveyor do?

    Does anyone here know what a land surveyor do?

    How much does it cost?

    What report and content of the report will they provide?

    anyone can kindly supply a copy for me to look at?

    Carries out a survey of the land, so:
    Establishes site boundaries
    Notes any existing structure on the land and adjoining land
    Notes location of vegetation
    May pick up topographic information
    Notates and provides details of any registered easements across the land.

    No report (generally) but they provide a plan that forms the basis of any DA drawings. E.g. (google image search)

    Cost is based on size of job and complexity. 1k for a standard resi block, tens of thousands for a large development site.

    Depends on the scope of works - road construction, subdivision, internal floor space in commercial or retail building, site set out, contour, boundary id, S88b drafting?

    What needs to be done?

    BTW, i just rang up a few surveyor and was advised that there are two types of land surveys for residential sites.

    A. Identification survey

    B. Detailed survey.

    Is there is Australia Standard that these survey are drawn up against?

    Id survey is usually 4 nails on the boundaries.

    Detail survey includes trees, neighbour's windows & structure, fenceline, encroachments, contours, existing buildings, Northpoint etc.
