WA What do you think of this Perth property?

    Hello All,

    I am very new to all of this and have been reading as much as I can over the last few weeks. I was looking at this property, what do you think?
    3/185 Berwick Street Victoria Park WA 6100 - Villa for Sale #124715446 - realestate.com.au

    It is a rear property, the one in the middle sold for $390k and is almost exactly the same. There is a university a short bus ride away, plenty of shopping/cafes/restaurants etc.

    Looking to perhaps purchase as an IP and possibly turn into our ppor once we (possibly) move back to this area in a couple of years.

    Rear villa and on a main road? Hard to see what the positives are.

    Hmm, I thought a rear villa would be much better for renting. Generally more parking room, more safe/secure etc.
    With the main road comes quick access to a bus route (as a Perth person you would know), come with a 10 minute bus ride to Curtin Uni or the other way.. Perth CBD.
    Maybe I am upselling it to myself in my mind, thanks for the feedback :)

    Might be okay for renting. But I'm not seeing anything special for growth prospects really.

    Is your budget sub 400k?

    Rear villa is difficult for capital growth. Especially if you have to share the driveway with the two properties in front.

    Budget is around that mark, max of 450k, though the cheaper the better.

    I wasn't aware that there were issues rear villa vs front villa to be honest.
    The driveway is shared.
