    Hi All,

    I am currently in market to buy a property. I am looking to rent it initially and then move there as my PPOR. Need feedback on these properties from capital growth prospects down the line. My main focus is schools atm for my kids.

    So not looking to take advantage of First Home Buyer grants or stamp duty incentives ?

    Assuming you have servicability,
    How many bedrooms, how many kids, and ages is there a chance of more ?
    How many cars do you have, or will need in the future ?
    Does your partner work, and how far/long is travel time for each of you ?
    Big change from Tarneit to Eltham....

    I have two kids aged 4 and 1. Not planning to have anymore. I am okay with a 3 bedroom house. Both me and my partner are working in city but will have to go to office only 2 days a week. We both are okay with 1 hr door to door commute each day. Currently have just 1 car. Yeah I know it’s a big change but isn’t Eltham worth it?

    I would expect family homes on decent land in each of these areas to have good long term prospects.

    1. 4 Morack Road, Vermont, Vic 3133

    Negatives: no bath is a pain while kids are young.
    Vermont is in a different price bracket to the others and offers a different lifestyle. I like this, but would want at least another $50k to renovate.

    2. 6 Heddon Court, Eltham, Vic 3095

    Negatives: Tiny ensuite is a pet peeve for me, bedrooms are smallish & if you are going to be working from home, you will want a proper study/office. Not much grass area for kids to play. I've got 2 young kids too & if I lived here, I would need to upgrade or extend asap.

    Negatives: Rear southerly aspect & no driveway would annoy me.

    I think this has everything that most families would want in a home. If you are happy with the location, it looks like a definite standout.

    I've no idea about anything other than I love that Heddon Court house.

    Thanks for your feedback. I also like shalbury the most. Heddon court is a good property overall but yes the rooms and ensuite are small.
    Would you rate Vermont better than Eltham as a place for PPOR and kids education, as it is expensive to Eltham?

    I'm not sure about the schools, but selecting an area to live really comes down to personal preference and moving across from Tarneit will be a big change. You need to think about the priorities for you and your family and get to know both areas. Maybe have a tour of the schools, go out for a meal, check out the shops, etc. It is an important decision and the right option for one person is not necessarily the right option for you.

    Not sure about others, but I think Vermont is a very nice suburb. It is close to many shopping centres (East Ringwood, Foresthill, Burwood, knox, its primary and high schools considered to be very good, decent transportation (depending on where you buy) close to Mitcham (it is due for another upgrade) and Heatherdale stations with plenty of parking. Direct tram to city, easy access to highway (just off Boronia Road exit- offers more than couple of alternative routes to the CBD), lush green suburb.
